Quality amenities represent a revolution in residential developments, exerting a significant influence of 60% on decision making. Potential buyers carefully evaluate the options for common areas for regular use, in addition to considering aspects such as environments, design, finishes, costs, location, among others, when choosing a property.


The developers highlight that a home under construction with these characteristics has a value up to 25% higher compared to a similar traditional one.


“Areas such as swimming pools, event halls, recreational spaces for children and the possibility of training without traveling far from home are decisive. This approach impacts both those seeking housing for permanent use and investors, since the market values units in buildings with amenities. Furthermore, the urban hustle and bustle led more people to look for an oasis of tranquility in their building, escaping the chaos of the city,” Kevin Savelski , director of Grupo 8.66, summarized to Infobae.

José Ignacio Viñas , Commercial Director of Consultatio, told Infobae that “currently, users are looking for an experience, a lifestyle that they can develop in that place. This added value, for the most part, comes from the amenities, which become the essential complement of your unit.”


The amenities of the buildings originate from offering Multipurpose Rooms (SUM), grill, and even swimming pool. Gyms, game rooms, movie rooms, spas and saunas were quickly added.

In general terms, the m2 allocated to amenities will always be assumed by the buyer in the price of the home. For example, if a development has 1,000 m2 of amenities and 4,000 m2 of salable area, the price of the project should increase by at least 25 percent.”


It is also common for new projects to have large gardens, both internal and external, orchards and where workshops are held.


Pisarenko points out: “Surely, some amenities, such as having a doctor available 24 hours a day, can be representative of the amount of expenses. On the other hand, services such as a coworking room or a SUM barely generate costs, or these are distributed among those who use them.”

One of the non-traditional amenities is the project presented by the artist Fabián Bercic for the Azcuy Prize, which transforms the concrete wall of the central hole of the Donna Reggia residential building (located in Caballito) into a challenging climbing wall.


Each year, the award allows artists to intervene in the common areas of the building, and Bercic chose this central space that offers multiple viewing angles from the lobby, the central patio, the glass elevators, the terrace and balconies of particular units.

“The work, which extends 43 meters high, becomes the highest artificial climbing route in Argentina. Built with polyhedral shapes of vibrant colors in polyester resin, fiberglass and polyurethane lacquer, the work takes inspiration from the paintings of avant-garde movements from the River Plate of the 20th century, transforming flat compositions into three-dimensional ones,” Sol Juárez , creative project manager, told Infobae. and innovation from the developer Azcuy.


The completion of the work had the collaboration of architects and engineers, and the advice of the Museum of Modern Art of Buenos Aires.


The work remains visible to residents and visitors to the building and is open to being climbed by professionals, the intention being to activate the work with climbers frequently and in coordination with the owners.
