Aluén is one of the neighborhoods that adds to the exponential growth of the southern area.

One month before the elections, and with the fresh memory of the post-STEP devaluation, those who have dollars saved are looking with interest at the real estate market to shelter their assets. For three months now, reports have been talking about a gradual recovery in property values and some projects are already selling in record times.

One of them is Aluén, the closed neighborhood in the southern area that at the launch of its second stage sold 90% of the lots in one hour. Not in a day or a week but in 60 minutes of the clock. In a virtual queue similar to that made by fans of a band for recitals, 62 buyers accessed their plot of land and left only 8 vacant plots of the 70 that are being marketed in this instance of the project. The marketing was carried out by Toribio Achával as master broker of the project, accompanied by a network of seven real estate agents in the Canning and La Matanza area.

The neighborhood sold 62 lots in one hour this year

The sales feat is accentuated when looking not so far back we find another hit in sales for the project. In August of last year, 400 shifts were delivered in 10 minutes and 107 available lots were reserved in just two hours, which will be delivered in December of this year.

The project developed by the Dypsa company is driven by an investment of US$55 million. It has lots of 600 to 1,300 square meters and in the second stage they were sold from US$58,000 to US$120,000. 169 of the 484 total have already been sold and, according to sources involved in the project, the remaining ones will go on sale in approximately five more stages.

The formula for success​

The southern area of the Buenos Aires suburbs is experiencing strong real estate growth. “In Canning Valley, as the community calls the region made up of the municipalities of Ezeiza, San Vicente, Esteban Echeverría and Presidente Perón, it is increasingly positioned among the areas of real estate, cultural and social development in the country. The population is growing a lot. 25 years ago there were 8,000 inhabitants and today the Canning Valley region reaches almost 100,000 middle and upper-middle class targets , something unexpected 20 years ago,” highlights Damián Garbarini, Director of DG Real Estate Businesses.

Martín Boquete, director of Toribio Achával, identifies three drivers that encouraged buyers and resulted in record sales. In the first instance, post-possession financing stands out: the project developers offer 40 installments in pesos updated by CAC when the delivery date is 24 months, apart from the 30% advance payment in dollars.

Secondly, Boquete maintains that the presence of a four-star hotel within the neighborhood, with the option of using its amenities, turns out to be another factor of interest that attracted buyers. In 2014, the Howard Johnson Ezeiza hotel was inaugurated as the first stage of the masterplan, which has a spa with wet and dry saunas, jacuzzis, relaxation and massage rooms, gym, indoor and outdoor pools, international restaurant, bar, lobby area and meeting rooms. conventions and executives.

Although the hotel's amenities could be a threat that undermines the value of the expenses, Boquete explains that the use of the amenities is optional. “It has its own operation but buyers can use hotel amenities by paying a special rate, you don't pay in expenses.” Not paying this additional fee does not mean that you will not have amenities in the neighborhood, given that it has a Club House, 4 tennis courts, an 11-a-side soccer field, a multi-sports beach, a gym and parking areas.

The most promising amenity for both the residents of the neighborhood and the inhabitants of the area is the space reserved for an international bilingual school. Nearby are private bilingual schools such as Colegio Grilli, St. Mary's International College and South Creek School. However, the exponential growth of the area in recent years demands more educational offerings. “I think there is a lack of school structure to be able to support the number of families that choose the southern area due to price and because in the northern area there is not as much supply,” says Ethel Ures, manager of Castex Propiedades.

Likewise, the project has macrolots reserved for the future operation of low-rise buildings and a commercial sector for the supply of residents and neighbors.

The third factor that contributed to the sale in record time is the location. In any real estate venture, accessibility is one of the aspects that most affects the value of the product. “It has direct access from the Ezeiza-Cañuelas highway at kilometer 40, since it has a drop-off at the door of the neighborhood. In turn, the land is at the intersection of this and the new Presidente Perón highway, which recently inaugurated the section that passes through the neighborhood and which when completed will be the continuation of the Camino del Buen Ayre, integrating the North zone with the South zone," indicates Boquete.

Along these lines, he clarifies that although this location distances it from shopping and commercial places in the area, it enjoys the privilege of having faster access given that it is only 35 minutes from the city and in that sense safer.
