I doubt mortgages will become more available until salaries go up significantly. Property prices for local salaries are very expensive.

We completely agree with you that salaries need to go up before mortgages become mainstream. You can see in December 2023 out of all the property sales in CABA only 118 had some type of mortgage with most likely huge down payments. Still, any increase in mortgages and financing will cause prices to go up in the future.
