In July, the closing value of the general m2 was US$ 1,877/m2. The counteroffer range was reduced to 5%, the lowest in the series.
Universidad del CEMA and RE/MAX Argentina , together with Reporte Inmobiliario, prepare and communicate monthly the closing price index with information on the specific values at which transactions are agreed in the real estate market.
The preparation and monthly publication of this representative index of the average effective price per square meter in the City of Buenos Aires, allows, in addition to having a reference of average real value and its evolution over time, to establish the range of difference in relation to the average published price per square meter.
The Real M2 Index for the month of July 2024 decreased by 0.8% compared to the previous month, which indicates a certain stability in the price of transactions.
However, compared to the price per m2 of the same month last year, the overall m2 of used apartment sales for the group of 1 to 3 room units in the city of Buenos Aires appreciated by 9.4%.
Compared to January 2020, the month the series began, the current value is 14% lower.
It is worth noting that since last March the general price per m2 has been consistently above US$1,800/m2 after 20 consecutive months where the price was below that value.
When proceeding to the opening by number of rooms, the sales of studio apartments registered a closing price per m2 of 2,008 dollars, while the closing value of the 2 and 3 room units was 1,825 U$S/m2 and 1,831 U$S/m2 respectively.
The gap between the value per m2 of the transactions carried out in July in relation to the last published value of the property, commonly known as the counteroffer range, was located at -5.0% on average, being the lowest percentage since the series has been carried out and showing already 5 consecutive months in which it is located below 6%.
