Expenses are becoming more and more expensive: costs for cleaning and maintaining common areas increased sharply this year

A private analysis confirmed that the expenses of buildings in the city of Buenos Aires continue to increase strongly month by month and already set a record until last September: they rose 80.66% so far in 2023.

And the report also specified that the increase in expenses in September compared to August in buildings in CABA is 11.82% month-on-month.

The average expense in buildings (not including debts) in CABA for September was $61,353 ($54,864, in August), according to ConsorcioAbierto, a software that allows administrations to settle expenses. If it is compared to the amount in September 2022, whose value was $26,871, the year-on-year increase is 128.32 percent.

In other districts​

In the Province of Buenos Aires, the average for buildings was $25,693 in September, a monthly increase of 14.83 percent and a cumulative increase for the year of 86.34 percent. The year-on-year figure exceeded 138 percent.

In Córdoba , 12.56% and year-on-year it is 132.09 percent. In Santa Fe , 13.07% and 147.68%, respectively; and in En Entre Ríos , 10.63% and 128.62 percent.

Why do they go up?​

Experts maintain that the strong increases in September were tied to inflation and increases in the recurring services used by the consortium.

“The impact of energy rates with very abrupt increases has had a great impact on values. Security, for example, represents 13% of expenses. Today, both residents and administrators can use technology to have easy access to their suppliers' invoices and analyze their evolution, and thus detect which services have suffered the greatest increase," said Albano Laiuppa, director of ConsorcioAbierto .

In CABA, the cost of living is higher and this is reflected in the value of expenses, which are tied to services with high prices.

Laiuppa clarified that “the highest expenses are in neighborhoods where the buildings have additional services, such as security, gym and garages, or have older buildings and require more repairs, as seen in the province of Buenos Aires and Entre Rivers".

Nicolás Baccigalupo , from the Octopus Proptech platform, told Infobae that all areas have had increases. “The materials and services used for the maintenance and repair of common goods have increased significantly in recent years due to inflation and the shortage of imported inputs. The costs of cleaning common areas and removing waste also escalated. This is due to the increase in salaries and the constant increase in product prices,” he highlighted.

There are other factors that can contribute to the increase, such as breaks. If the consortium does not perform good preventive maintenance, breakdowns and costly repairs are more likely to occur.

The increase in expenses in 2023 is related to the definitive elimination of rate subsidies starting in the second quarter of the year. For example, a building with 40 functional units with two elevators was paying around $25,000 in electricity rates at the end of 2023, but currently pays $70,000 for the same service.

Consortia that include surveillance and camera monitoring experienced cost increases. They can reduce expenses by replacing personnel with security elements such as cameras and totem poles.
“The annual recharge of fire extinguishers (it is mandatory by regulations) also increased its cost by a percentage higher than inflation. This cost, for a building with 40 average functional units, was at this point in 2022 $60,000 and currently exceeds $150,000,” explained Rodrigo Martínez Daveño , administrator and lawyer.

Prevent, a way to save​

Doing preventive maintenance in a consortium is a smart strategy that can help save money in the long term, as it avoids unnecessary expenses on major repairs or expensive replacements and also other types of damage that are generated from lack of repairs.

“It's similar to a car: without a timely oil change, problems can be costly. Establishing an annual preventative maintenance schedule is essential, with regular inspections to catch problems before they become emergencies, such as roofs, plumbing, electrical systems and fire protection. This can save between 15% and 30% in annual expenses by avoiding costly repairs and extending the useful life of the equipment, in addition to reducing energy consumption,” said Baccigalupo.

Preventive maintenance is always convenient, but it is crucial to perform a cost analysis before hiring it, since it sometimes involves expensive monthly payments. For example, maintenance of a building's entry system, which includes checking the intercom, costs about $20,000 per month.

Martínez Daveño concluded: “Some elements, such as elevators and pumps, require mandatory maintenance, so it is not optional. Party wall paintings are done to order and not through preventive maintenance. In the case of buildings with swimming pools, it is beneficial to ensure the condition of the coatings (such as venecitas) and sealing, as leaks can cause damage to common areas, resulting in significant costs, especially in buildings with high-rise swimming pools. ”.
