On average, the value per m2 was reduced by 2.94% for units used with 1 to 4 rooms. Values by neighborhood for apartments with 1 to 4 rooms as of December 2023
Last December Real Estate Report integrated into its database the information of a total of 25,494 reliable data on used apartments offered for sale in the city of Buenos Aires with between 1 and 4 rooms.
Except in the 4-room apartments where the m2 showed the most pronounced decrease compared to last November, the rest of the typologies had very slight reductions in their average value and even the studio apartments suffered a small increase in the m2.
The smallest units are those with the highest value per unit of measurement (U$S/m2), with this price reducing as the number of rooms increases. Thus, the m2 of the one-room units was located at U$$/m2 1,994 while those with one, two and three bedrooms respectively quoted an average of U$S 1,818, U$S 1,688 and U$S 1,564 per m2.
The most pronounced year-on-year percentage drop between December 2023 and the same month last year occurred in 3-bedroom units, which experienced a year-on-year drop of 6.12%. This was followed by the reduction experienced by two-room apartments with -3.04%. The three environments suffered a drop of 2.60%. The average value of a studio apartment decidedly increased in the last 4 months consecutively, which led to closing December 2023 without showing a year-on-year drop compared to the same month of 2022.
In the city of Buenos Aires, the average offer value of a used studio apartment was US$66,000 last October. At the upper end, in terms of housing prices and comforts, a four-room apartment cost an average of US$ 143,000; while US$75,000 and US$108,500 were the average quotes for one- and two-bedroom apartments.
The average, minimum and maximum value, both of a unit and of the m2, can be seen in the tables below along with the number of cases registered as reliable, in terms of the consistency of their information, for statistical purposes.
