In CABA it increased 36.5% compared to January. The average offer price suffered very slight changes
Last February, the supply of used apartments offered in unfurnished pesos continued the recovery trend that had begun in a very noticeable way the previous month.

Likewise, the average value of rentals suffered only slight modifications in relation to the strong, always upward dynamic that has dominated in a sustained manner in recent years.

Regarding the number of used 1 to 4 room apartments on rental offer that were published in property search engines in January 2024, their number increased from 1,169 existing units in January to 1,596 available last February, almost triple the the meager 551 that were offered in December of last year.

Thus, the increase in the number of units on offer was 36.5% between February and January 2024 and 189.7% since December 2023.

The largest number of used apartments offered in pesos is concentrated in the two main rooms with 786 units. The number of studio apartments on offer reached 288, while the 3-bedroom units totaled 407. Finally, with 115 units, the largest 3-bedroom apartments are the units with the lowest availability with prices set in national currency.

The number of studio apartments available for rent in pesos grew between February and January by 22%, while 2- and 3-bedroom units increased their number by 36% and 40% respectively. In percentage terms, the most pronounced growth with 80% month-on-month was in the supply of 4-room apartments.

The data arises from the comparison of the figures with which Reporte Inmobiliario nourishes its bases and that it obtains from applying new data mining technologies to all the offer publications available on the Internet that can be clearly identified as used apartments offered for traditional rental. with prices in pesos.

Regarding the average requested rental values, prices increased compared to January for 1- and 3-room units, while the average for one-bedroom units remained stable. On the other hand, 4-bedroom apartments, where supply grew the most, slightly decreased their average price.

Continuing with the prices, the average value of the existing offer for a one-room unit, last February, was $250,000 (+ 4.17%) per month and the three-room unit was quoted at $450,000 (+1.69 ). The rental value of a 2-bedroom unit remained stable at $300,000 and in units with 3 bedrooms it was reduced to $615,000 (-2.38%).

The data show the return to the formal market of units on offer following the repeal of the rental law and the possibility of freely setting terms and, above all, periods and a rent adjustment clause.

The initial offer prices growing very slightly in relation to inflation and even, depending on the case, remaining stable or with very slight falls, would also demonstrate an adequacy in relation to the payment possibilities of the objective demand and the possibility, now open from of the DNU, if it is not so enormously behind in relation to inflation.
