The growth in the supply of used apartments is largely explained by the repeal of the Rental Law that had restricted the market in recent years. Rozados pointed out that this regulation pushed many properties into the informal sphere , meaning that many properties were rented or marketed without complying with the established legal requirements, such as the lack of formal contracts or registration on official platforms, which made transparency and regulation of the market difficult. “The fall of the rental law, which restricted the supply, allowed the entire supply to become transparent,” he said. This change not only increased the number of available units, but also transformed the price dynamics in the sector.
The new regulations, together with the more flexible conditions introduced by the DNU, allowed initial rents to start at more reasonable values, thanks to the possibility of shorter periodic updates. The founder of Reporte Inmobiliario highlighted that, before the changes in legislation, landlords faced difficulties in adjusting rental prices, which led them to set high initial values to protect themselves from inflation. “With the current possibility of making updates every three or four months, rents start at more reasonable prices. A year ago, a landlord could lose up to 20% of his profit. This year, however, rent increases were half of inflation ,” he noted.

Another notable change was the increase in the supply of larger units . José Rozados pointed out that the greatest increase in supply was in four-room units, which were previously practically unavailable for rent. However, he clarified that this does not mean that these properties outnumber those of other types. “Now it is possible to find units of different sizes in most neighborhoods,” he explained. In addition, he highlighted that the most dynamic neighborhoods, such as Palermo , Belgrano , Recoleta and Caballito, are those that experienced the greatest increases in supply in general .
According to Reporte Inmobiliario, rental prices for used apartments in the neighborhoods with the highest supply, such as Belgrano, Palermo, Caballito and Recoleta, vary depending on the location, the condition of the property and its age.
In Belgrano , rents range from $250,000 to $793,000 for studio apartments; $200,000 to $900,000 for one-bedroom apartments; $450,000 to $1,400,000 for two-bedroom apartments; and $700,000 to $1,850,000 for three-bedroom apartments.
In Palermo , prices range from $200,000 to $800,000 for studio apartments; $300,000 to $1,300,000 for one-bedroom apartments; $400,000 to $1,800,000 for two-bedroom apartments; and $570,000 to $2,000,000 for three-bedroom apartments.
In Caballito, rental prices for studio apartments range from $240,000 to $650,000, while in Recoleta, prices range from $220,000 to $680,000 for the same type of property. Prices also show a wide range for larger units in these neighborhoods, reflecting differences in the market based on the characteristics of each property.
