Nowadays, landlords prefer to make shorter contracts, approximately one year. Below are the reasons why this decision predominates.

Since the rental law was repealed , the trend of making shorter contracts began to take hold.

On the one hand, those owners who intend to sell their properties see short-term contracts as an opportunity. With the launch of mortgage loans and the dynamism of the real estate market today, there are more possibilities of making a purchase. In these cases, owners opt for rental contracts of approximately one year.

In addition, the profitability generated by rentals continues to decline, which is also an incentive to choose to sell.

According to a survey conducted by Inquilinos Agrupados, currently, contracts lasting 3 years only represent 16%, while in January they reached 24.8%. On the other hand, there was an increase in short-term rental contracts, with a duration period of less than 1 year: these represent 33% of cases. Meanwhile, agreements between 1 and 2 years are now the most frequent, in 42.2% of cases.

Rentals: How contracts are made today

Since the DNU came into force, it is possible to freely agree on contracts between the parties. The terms currently do not have a legal minimum, so they are decided between the tenant and the owner. If not specified, it is established that it is two years.

The adjustment method can also be freely agreed upon. What predominates today are contracts that are adjusted by CPI or ICL, every three or four months.

For their part, those contracts signed before the DNU came into force, maintain the conditions under which they were signed until the contract ends.

Increase in supply

The number of houses and apartments for rent in AMBA increased by 148% compared to November 2023, according to a recent report by the University of San Andrés and Mercado Libre.

A 40 m2 studio apartment is rented for 397,171 pesos per month, a 50 m2 two-room apartment for 464,742 pesos per month and a 70 m2 three-room apartment for 628,168 pesos per month, according to Zonaprop.
