A few days into February, house rentals in private neighborhoods reflect a 35% decrease in demand compared to the same period last year. Despite the reduction of up to 30% in dollar prices, they still remain above the values that the market is willing to validate.
Similar to what happened on the Atlantic Coast, where the improvement in occupancy occurred only in recent days, in the urbanizations, despite numerous consultations, there is a delay in decision-making by the interested parties. It is a different panorama than what happened in 2021 and 2022 (and even in February 2023), when the pandemic accelerated the pace of operations and supply was quickly exhausted.
The explanation from several real estate market experts refers to the economic context. Gustavo Iglesias , from Iglesias Negocios Inmobiliarios, told Infobae that the performance in the segment “registered a weak movement, in line with the records of influx of people in destinations such as Punta del Este and Pinamar. This low demand influenced the decrease in property values or even the withdrawal of some from the market.”
Temporary rentals in both houses and apartments are made in furnished and equipped units.

Regarding the rental values for the first and second fortnight of 4-room houses and three-room apartments, they vary between USD 1,200 and amounts greater than USD 3,500, depending on the type of property and the amenities of the neighborhoods.
The most sought-after homes are houses for around 4 people, both in private neighborhoods in the southern area and in country houses in the Ezeiza area.

When searching for rentals in the southern area, priority is given to countries such as Horizontes al Sur, Barrio Santa Rita or Lagos de Canning, which offer various housing options with swimming pools or lagoons for practicing water sports.
