The rental offer expands after the DNU, but values persist without slowing down, presenting a main obstacle for those looking for a home to live in.

In Greater Buenos Aires (GBA) the cost of renting a home strengthened its upward trend, despite the increase in the supply of properties post DNU that repealed the Rental Law. A private report confirms a year-on-year increase of close to 260% in prices, which constitutes the main obstacle to starting contracts with high values.

The most expensive part continues to be the North area. There, a two-room apartment of 50 square meters reached an average of $335,845 per month, experiencing an increase of 15.9% in January alone.

On the other hand, a three-room property of more than 70 m2 is currently at $525,104 per month. According to this report, the difficulty persists for tenants in meeting the costs of maintaining a property in times of high inflation.

According to what was reported by Zonaprop, among the localities of the GBA North, Vicente López is positioned as the neighborhood or city with the highest rent, reaching a monthly value of $573,019 per month. Olivos and Nordelta (in Tigre) follow, with rates of $541,175 and $522,473 respectively.

In contrast, San Miguel and Villa Ballester show the most affordable values with prices of $253,266 and $255,587 per month.

The situation in the west-south zone of the GBA presents a similar dynamic. A two-room apartment rents for $236,770 per month, and a three-room apartment rents for $347,428, with an increase of 13.8% in January.

The towns of San Justo, Wilde and Avellaneda top the list of the most expensive in this area, with prices ranging from $266,956 to $279,323 per month.

On the contrary, Moreno, Villa Luzuriaga and Haedo are presented as the most economical options, with rents that do not exceed $201,525 per month.

Specialists maintain that since the implementation of the DNU they have registered a notable increase in the supply of properties.

Javier Igarzábal, from DIC Propiedades, told Infobae that “in December, we had 10 options for renting permanent housing, and currently we have more than 50. The flow of transactions is constant, with owners returning previously closed or in-market properties to the market. sale. This trend generates a more dynamic and accessible scenario.”

Real estate agents recommend the execution of contracts in pesos, with a duration of two years and quarterly adjustments based on the Consumer Price Index (CPI). This approach provides stability to both parties, ensuring an update in line with economic developments.


Experts indicate that the increase in supply did not stop the rise in prices, presenting a challenge both for tenants looking for affordable rentals and for the real estate market.

For example, in Vicente López, although the value is the most quoted in the GBA, “now the initial prices are more flexible and reasonable, moving away from the precautionary strategies of establishing high values just in case . In Olivos, a two-room apartment can be found from $300,000, while two or three-bedroom houses start at around $750,000 per month. Properties with a garage can have an increase of approximately $30,000, varying depending on the location,” Igarzábal expanded.

It is important to keep in mind that, although owners may initially set their expectations, they face a reality where tenants are more demanding and have a broader offer to select from. Today, flexibility and negotiation are the norm.”

In Villa Ballester the values are published with a slight decrease. “The prices of 2-room apartments range between $250,000 and $300,000 respectively, and those with 3 rooms start at $380,000 per month,” added Altamirano.
