The price of 2-room apartments increased by around 247.15% on average during the last year in Greater Buenos Aires . On the other hand, the price of 3-room apartments increased a little less, by 220.87%, according to data from Reporte Inmobiliario.

The growth rates were lower than those of the previous quarter, which had reached 260% and 287% year-on-year growth respectively. This shows that the slowdown in rental prices continues , but the report highlights that they remain at high levels.

The average rent for standard apartments without used amenities is 514,000 pesos for 3-room units, while one-bedroom apartments averaged 375,000 pesos.

The figures for increases in used apartments in the main towns of Greater Buenos Aires are in line with those shown by the City of Buenos Aires, where, for example, two-room apartments exceeded 285% increase in the last 12 months and three-room apartments 292%.

Which are the most expensive and cheapest neighborhoods to rent in GBA?

The average price of a two-room apartment in the west-south area of the GBA registered an increase of 4.7% in July. The monthly increase remains below inflation (4.8%), according to data from Zonaprop.

Ezeiza leads the ranking of the most expensive neighborhoods in the area, with an average price of 416,069 pesos per month. It is followed by Canning (406,827 pesos per month) and Sáenz Peña (370,214 pesos per month).

In contrast, Florencia Varela, La Tablada and Burzaco are the cheapest to rent . With average prices of 218,703 pesos per month, 223,294 pesos per month and 242,738 pesos per month, respectively.

In GBA North, the average price rose by 3.9% in July and accumulates an increase of 47.6% in 2024. A two-room apartment is located at 427,692 pesos per month, while a three-room apartment is located at 638,474 pesos per month.

Nordelta is positioned as the northern area neighborhood with the highest values, with an average price of 522,828 pesos per month. Olivos and Florida complete the podium, with average prices of 516,472 pesos per month and 507,295 pesos per month, respectively. On the other hand, Los Polvorines (292,705 pesos per month), José León Suárez (302,700 pesos per month) and San Andrés (321,299 pesos per month) are the neighborhoods that offer the most affordable rental offers.
