Rental prices published on the main real estate sites continue to rise . In all areas of the Metropolitan Area of Buenos Aires (AMBA) there were increases of over 60% in the accumulated values in 2024, a year in which the real estate market regained prominence and in which, particularly in the rental sector, the rules of the game changed following the repeal of the rental law - on December 29, 2023, when DNU 70/2023 came into force. How much does it cost to rent in the northern area?​

In concrete numbers, the registry for the last month of December 2024 says that a two-room apartment of 50 m² has an average listing value of $523,230 per month, while a three-room apartment of 70 m² is rented for $717,384 per month.

In this sense, Lucila ($631,630), Olivos ($630,419) and Vicente López ($609,379) are the neighborhoods in the north GBA that register the most expensive offer. On the contrary, José León Suárez is positioned as the most economical neighborhood , with an average price of $395,495 per month. San Andrés ($416,378) and Pilar ($436,561) complete the ranking of the most economical options.



While in the middle zone there are:

  • Belen de Escobar : $530,962
  • Muñiz : $492,823
  • San Miguel : $461,855


As for the neighborhoods that had the greatest increase in the last year are: Boulogne, with 200.3% and an average value of around $497,128 ; San Miguel , with 111.2% and an average price of around $461,855 ; and Muñiz , with a 106.5% year-over-year increase, has an average rental value for a one-bedroom apartment of $492,823 .



On the other hand, there are: Tigre, with an increase of 18.2% and a rental value of around $537,378 ; Nordelta presents an increase of 17.7% and has an average rent of $569,317 ; while Manuel Alberti is the only neighborhood that presents a decrease in the average rental price, with 8.4% less than the same month of the previous year, in this case a two-bedroom apartment is rented for around $436,769 .

How much does it cost to rent in west-south​

As for the values in the west-south area of GBA, a one-bedroom apartment of 50 m² has a value of $408,790 per month, while a two-bedroom apartment of 70 m² is rented for $544,726.

Canning leads the ranking of the most expensive neighborhoods, with an average price of $501,240. It is followed by Sáenz Peña ($496,958) and Santos Lugares ($494,027). On the other hand, Gregorio de Laferrere has the most affordable offer, with an average price of $280,376. Merlo ($318,521) and La Tablada ($339,101) follow.
