Although the offer is still active, with more than 5,500 studio units, in most neighborhoods of Buenos Aires rental costs represent a challenge and this makes access difficult for many tenants.

The CABA unit supply currently averages 15,000 apartments, a significant increase compared to the period when the Rental Law was in force.

In the city of Buenos Aires , the rental market for two-room apartments remains very affordable for tenants: it is difficult to find apartments with these characteristics for less than $350,000 per month. Despite an increase in supply, access to housing remains an economic challenge for many individuals and families.



According to data from Zonaprop , the supply of these apartments has tripled since February 2023, although demand grew by 22%, and the requirements to be able to buy with a mortgage loan are also advancing.

Currently, it is difficult to find studio units for less than $350,000 per month, and the few options around $280,000 tend to be small in size, generally less than 32 square meters.



The real estate market in CABA saw a 172% increase in the supply of apartments for rent since the beginning of 2024. However, demand did not keep pace, which has led to increased negotiation between landlords and tenants to agree on more affordable contract prices. Gustavo Lo Valvo , a real estate expert, told Infobae that apartments represent 60% of searches in the city, although supply does not yet fully satisfy demand.

With inflation slowing, increases in new contracts are no longer as sharp from month to month, averaging between 2% and 4%.



Most agreements are closed in pesos in CABA and “are usually adjusted every four months according to the Consumer Price Index (CPI). The parties accept this adjustment and negotiate beforehand, since, after the repeal of the Rental Law, the offer grew in record time, offering more options than a year ago,” explained Lo Valvo.

Demand and publications

Two-room apartments are sought mainly by couples without children, people who live alone, university students or professionals who combine living and working space.

Mariana Lucángeli , architect and real estate expert, explained that many tenants opt for direct agreements with the owners, sharing expenses in strategic areas such as Palermo, Belgrano, Recoleta, San Telmo or downtown, due to their proximity to universities and subway stations.

Currently, it can take up to 45 days for an apartment to be rented. Lucángeli added that initial rental values should not be so high, “since it is now possible to make updates in shorter periods, quarterly or four-monthly, using the CPI or the Rental Contracts Index (ICL).”

On real estate portals such as Cabaprop, Zonaprop and Argenprop, units can be seen with advertisements indicating a reduction in their prices. For example, a one-bedroom apartment of 32 m2 in San Nicolás dropped from $450,000 to $400,000 per month, while another in Boedo dropped from $500,000 to $460,000 per month. In Villa Urquiza , a similar apartment reduced its price from $520,000 to $460,000 at the start of the two-year contract.

Tenants looking for two-room apartments prefer features such as a balcony or terrace, and value location and property type.

According to Lo Valvo, Palermo is the neighborhood with the highest demand, representing 14% of searches, followed by Belgrano with 9% and Recoleta with 6%.

In 2023, apartments accounted for 98% of searches, but in 2024 this percentage dropped to 60%, while houses gained prominence, concentrating 23% of searches in CABA. This was also the case for PHs, as families seek to avoid paying expenses, which rose by 133% until last October.

Lucángeli stressed that owners are more willing to negotiate the initial value of the contract, since they can now adjust the contractual conditions according to their interests, “without being subject to the guidelines of the previous law.”
