Rental prices have slowed their rate of increase and are now almost in line with overall inflation in Greater Buenos Aires. The average rent for a two-bedroom apartment has exceeded $670,000 per month.

One-bedroom apartments increased by an average of 122.3% over the past year in Greater Buenos Aires, while two-bedroom units saw a 128.9% increase. These growth rates appear to be closely aligned with the general inflation rate of 2024, which stood at 117.8%. The increase rates were once again lower than those of the previous quarter when they had reached an annual increase of 191.6% and 179.6%, respectively.
The average rent for standard used apartments without amenities across all surveyed locations approached $677,500 for two-bedroom units, while one-bedroom apartments averaged $488,100 by the end of December.
As we anticipated during the first half of 2024, “With the previous law no longer in effect and the current deregulation in place, we can expect a price adjustment as contracts are negotiated with updates every X number of months. However, this adjustment will not happen overnight or even within a single month. The damage has already been done after several years of rental laws that ultimately dismantled the rental investment market.”
It is clear that the business risk has changed dramatically over the past year, attracting investors back to the sector. At the same time, rental returns have remained stable and have even seen a steady increase.



METHODOLOGY USED
A homogeneous number of cases is surveyed for each locality or neighborhood based on its built density, either in the central area or in the most recognizable area with the highest presence of residential apartment buildings. The number of cases surveyed varies according to the locality’s scale and is statistically predetermined as a representative sample of the historical supply universe. The research is conducted using the “mystery shopper” method.In all cases, it is verified that the apartment is used, part of a residential building with an elevator of standard quality, in average maintenance condition, without a garage, and that the building does not have amenities. The covered and balcony areas are checked. The homogenization criteria for these areas consider 100% of covered spaces and 50% of balcony spaces. The selected units are located on a floor that corresponds to the median height of the building (total floors/2).
All offers and data included in the study are verified via phone or email after an initial pre-selection process conducted through online property search engines or classified ads in national, provincial, or regional print media.
