The quarterly index carried out since 2009 by RI shows that the pace of increases continues to slow since the repeal of the Rental Law. Access to new interactive panel.
The latest survey of values from early August showed that quarterly increases have moderated since December, although the year-on-year figures remain high but are now below general inflation.

The inflation rate for the period analyzed (Jul 2023 VS Jul 2024) was 285.9%; while the standard quality used apartments offered for rent in the same period showed an increase of 184.25% on average for one-bedroom apartments and 174.28% for two-bedroom units.

The citywide median value for used 2-bedroom apartments in August 2024 was $439,629, while 3-bedroom units were listed for over $588,808.

With more units offered for rent in CABA on the main portals and the supply increasing since the repeal of the Law, the situation is improving, but it is evident that the housing problem already exceeds the number of properties on offer or the value at which they are offered. In Argentina, about 50,000 homes are added to the already existing deficit every year due to the new homes that are formed by natural growth and the strong immigration that we receive. This number is an estimate, already discounting the new homes that are built each year by both the public and private sectors.
