Rents slowed their rate of increase although they remain at high levels in Greater Buenos Aires. Two-room apartments increased by nearly 250% in the last 12 months.
The price of 2-room apartments increased by an average of 247.15% over the last year in Greater Buenos Aires. The price of 3-room apartments increased one step less by 220.87%. The growth rates were lower than those of the previous quarter, which had reached 260% and 287% year-on-year respectively.

The average rent for standard apartments without used amenities in all locations was close to 514,000 pesos for three-room units, while one-bedroom apartments reached an average of $375,000 at the end of June.

The figures for increases in used apartments in the main towns of Greater Buenos Aires are in line with those shown by the City of Buenos Aires, where, for example, two-room apartments exceeded 285% increase in the last 12 months and three-room apartments exceeded 292%.

As we anticipated last quarter, "with the previous Law no longer in force and with the new and current deregulation, we can expect an adjustment in prices by agreeing on contracts with updates every X number of months, although this adjustment will not occur from one day to the next or from one month to the next, the damage has already been done after several years with rental laws that ended up dismantling the rental investment market."
