Increase. Many still turn their properties into temporary rentals

Although the temporary rental business has slowed down a bit since the rental law was repealed , there is still a large portion of properties that are turning to this modality.

According to a survey conducted by Inquilinos Agrupados, temporary rentals in the city of Buenos Aires grew by 27%.

The survey shows that in October 2023, while the rental law was still in force , there were some 29,346 homes rented through Airbnb in CABA at an average price per night of $25,000 (US$27 per night and $750,000 per month).

In June of this year, there were a total of 37,000 homes rented under this modality. Even without the rental law , the average price per night was $60,689 (US$43 and $1,820,670 per month), increasing by 145%.

"In the city of Buenos Aires it is mandatory to register apartments in a public registry - Law No. 6255 - but currently there are only less than 500 homes registered," denounced Inquilinos Agrupados.

Regulation of rents

In April of this year, Inquilinos Agrupados presented a bill in the Buenos Aires Legislature to regulate the rental of temporary housing through the Airbnb platform within the city of Buenos Aires.

For this group, unregulated tourist rentals result in dollarization and higher rental prices, which contributes to the worsening of the housing crisis. According to this entity, CABA is “one of the few cities that has no regulation on this activity.”

In this way, they requested the creation of a licensing regime to market rental housing through platforms, granting up to 1,400 licenses throughout CABA, so that only those who have up to two homes in their name can receive licenses and also temporarily rent up to 30% of the homes in each building (today 75% is allowed).
