Strong construction continues in Buenos Aires - Reporte Inmobiliario

A report from the CPAU, the entity that brings together the architects of CABA, verifies that construction remains very strong in the City, with a constant level of development close to 30,000 new apartments per year.
The CPAU keeps statistics on the assignments or presentations of plans that its registered architects carry out every day. The encomiendas are the initial step of the procedures to obtain authorizations for work, demolition and excavation and authorizations, therefore these statistics have a predictive nature, they tell us about what private activity plans to do in the near future.
Keeping these statistics systematically allows you to find patterns and projections. On this occasion, the CPAU has tried to evaluate the dynamics of the next production of housing, the most important item of private construction in CABA. For this purpose, statistics from the last eleven years have been taken, with the average m2 entrusted for that period being (2,350,000 m2).
If we look at the post-pandemic period (the last two and a half years) the average remains at 2,400,000 m2. “We can affirm that construction remains stable, regardless of national economic ups and downs” or “There is no macroeconomic crisis in housing production” say the Entity that brings together architects:
The CPAU also focused on the disaggregated data of the post-pandemic period (2021, 2022 and 1st semester of 2023), which allowed them to make calculations and verify that about 29,000 apartments of 45 m2*** were built in 2021 and about 27,000 in 2022, demonstrating that the figures for the first half of this year are firm:
A stable result is also verified in the encomiendas of individual homes close to 19% of the total encomiendas applied to some 600 individual homes per year.
From the CPAU they also affirm that of the 100% of the area entrusted for housing, there is 25% that is occupied with common surfaces and other uses (shops, garages). “Observing the market, we define the average as an apartment of 45 m2 (a large two-room or a small three-room). With these parameters we are projecting about 27,000 homes per year in condominium ownership.”
Additionally, the CPAU has put the location of the housing works to come on maps. The criterion has been to shade the communes with the highest percentage more intensely. It clearly emerges that for individual housing the neighborhoods mostly chosen are in the west of the city in an arc that goes from the Saavedra neighborhood to the Mataderos neighborhood.
As for collective housing, the neighborhoods chosen are in the north of the city, but they also extend to the west in terms of m2 entrusted (a spillover from the traditional neighborhoods of the North):
