With the start of the academic year just a few days away, the university rental market in key cities such as Buenos Aires, La Plata, Rosario and Córdoba is showing renewed momentum.
The repeal of the Rental Law allowed landlords to adjust values with greater flexibility and to expand the supply of properties in various types of housing and locations. In this context, student tenants face a more favourable outlook, with the possibility of negotiating contracts adapted to their needs.
In CABA, the most sought-after neighborhoods are Almagro, Palermo, Recoleta, Caballito and Barrio Norte, areas close to universities and with good connectivity and security.
Nicolás Sundblad , a public broker at Re/Max Class, told Infobae that “university students tend to prioritize studios and one-bedroom apartments, depending on their budget and the possibility of sharing expenses with classmates. Currently, prices for these units are between $350,000 and $450,000 per month.”
Jorge Toselli , from JT Inmobiliaria, explained that Decree 760/23 encouraged thousands of owners to return their properties to the traditional 24-month rental market and leave aside the temporary rental modality.
This generated a wide offer in all districts of the city ( the number of apartments for rent grew by around 200% since the repeal of the previous regulations ), which facilitates the search for those who come to study in Buenos Aires.

Most owners require real guarantees in CABA, although some accept surety bonds or guarantors from within the country, especially when families demonstrate financial solvency.
Toselli noted that, in certain cases, landlords are willing to negotiate requirements if they perceive that the tenant has a good background and financial backing.
