Studio apartments ranging from 40 m2, with a balcony and located in modern buildings are among the most sought-after in the Buenos Aires real estate market.

The number of studio apartments for rent in the city of Buenos Aires is currently around 4,000 properties, distributed in different neighborhoods. This type of apartment is among the most in demand, especially by single people, couples and married couples without children. But it is difficult to find options for less than $300,000 per month, due to the dynamics of prices.



Another problem with this type of housing is the expenses, which have increased by 133% since the beginning of the year and have become a barrier to access in many cases, as they are growing at a faster rate than the rental value, at least in the initial stage of the contracts.

Oscar Agrello , partner and general manager of Florencio González Inmuebles, highlighted that the demand for studio apartments grew more than that for one-bedroom apartments. “We believe that it is due to the strong increases that impacted prices. In Mataderos and Liniers, for example, studio apartments average between $300,000 and $350,000 per month,” he told Infobae.



According to the Scalabrini Ortiz Center for Economic and Social Studies (CESO), the year-on-year variation in the departments of an environment is 111.8%, almost one hundred points below the 209% year-on-year that marked the general inflation between September 2023 and 2024. In addition, inflation began to slow down in the last three months.

Several factors influence the rental price. “The price is mainly determined by location and demand, with proximity to means of transport and avenues being key. The studio apartments that were rented the fastest and in the best conditions were those located in areas with direct access to transport and the main arteries of the city,” added Agrello.



One-room apartments usually range in size from approximately 25 to 42 square meters. The largest and newest ones tend to be the most expensive.

Who is looking for them?

In the last year, the demand for studio apartments for rent in Barracas and neighborhoods in the southern part of the city registered significant growth. This increase is largely due to factors such as the growth of the young population and the search for more affordable housing options.

“Furthermore, teleworking has allowed more people to consider moving to areas outside the city centre, such as Barracas, in search of a better quality of life without being too far from the city centre,” said Máximo Manikis , from MKS Properties.

In addition, studio apartments in new or recently renovated buildings, or those that offer amenities such as a gym or common areas, are more expensive. Factors such as size, layout and the condition of the building also play an important role.

Those that rent most quickly and in the best conditions are usually located in areas with direct access to public transport and in neighbourhoods undergoing transformation, such as Barracas, San Telmo and La Boca. In addition, areas such as Palermo, Almagro, Balvanera, Congreso and Villa Crespo are highly sought after, especially by students, due to their proximity to universities.



In addition, those with balconies or terraces are more attractive, especially after the pandemic, where outdoor spaces gained relevance.


Buildings with amenities, such as gyms or coworking spaces, are particularly valued, especially by young professionals.

Rental prices for studio apartments in Barracas range from $250,000 to $400,000 per month, depending on the condition and location of the property.

As for purchasing, the value per square meter can vary between USD 1,800 and USD 2,500, influenced by the growing demand and infrastructure improvements in the area.

“Barracas is becoming an increasingly sought-after option for both tenants and investors,” said Manikis.

Those rates still look like a bargain compared to the USA.
But you have to keep in mind that the typical salary here is very low. And this price is just for the rent. I think the typical studio apartment is now about $400 to $500 USD in Palermo right now. Add on expenses and utilities and that eats up almost all of a typical salary here now.

@Digital Nomad my friend that owns an Airbnb is going to go back to long-term rentals. She switched and furnished it to do Airbnbs but she said the utility bills are too high now because guests just leave all the lights and AC and heat on. It isn't worth it now she said.
