The price of the average m2 rose after 4 consecutive years of decline. 15th annual survey

Tigre in the north of the Buenos Aires suburbs has been one of the municipalities that grew the most in population and works.

The Nordelta mega development and the multiplication of private neighborhoods explain much of this growth in the last 24 years. However, the urban area of the city also underwent an important transformation with the appearance of multifamily building projects that helped diversify the residential offer in the town.

However, since last year both the number of developments and the footage under construction have been reducing from a peak that was between 2017 and 2020.

Thus, currently, within the central area of the district located only 31 km . In the city of Buenos Aires, there are 20 projects in the construction and/or commercialization stage, compared to 27 existing the previous year.

The area under construction, as well as the number of developments, suffered a decrease compared to what existed a year ago. The current average value in dollars of the units offered within the different developments is located at US$2,143/m2, 2.15% above the US$2,098 that emerged as the average value of price in the survey carried out a year ago, thus reversing a 4-year cycle of declines.

The minimum and maximum values within the projects are between US$/m2 1,809 and US$/m2 2,818. For at least two years, average prices have no longer been above US$3,000/m2.

For garages within the different projects, between 14,000 and 25,000 dollars are currently requested.

The payment methods for cases that are at the beginning of construction mostly offer to enter with advance payments in dollars of between 30 and 40% and the balance in monthly installments in updateable pesos.
