In a constantly evolving real estate market , where differentiation and user experience have become essential to capture the attention of potential buyers , a development has introduced an amenity that challenges conventional norms : the sexy shower . This innovation, which might seem like a simple design detail, generates an impact on demand and promises to change the way intimate spaces within the home are conceived.

The sexy shower consists of a glass shower in the bathroom , designed to be visible from the room . “We wanted to break with convention and add a detail that would draw attention,” says Carlos Spina, director of Argencons, the developer that created the Quartier brand and one of the first to add this space to a US$186 million investment project, of which US$30 million was for the land alone.



The businessman was encouraged by this innovation in Quartier del Bajo, the project that is being carried out in the block between the streets of Mexico, Azopardo, Venezuela and Huergo Avenue, an area in full transformation where vintage and modern are combined just steps from Puerto Madero , the neighborhood with the most expensive properties in the city.

The strengths of a new neighborhood

“The phenomenon of Huergo Avenue is an area of the city that has benefited from the development of Paseo del Bajo,” acknowledges Spina. The area went from being a zone of trucks, heavy traffic and container walls to becoming one of the most coveted corners of the City of Buenos Aires by real estate developers .

“When we started our first Quartier in the area, a project located at Azopardo and Independencia, the view was a wall of containers and trucks. Today, with the Paseo del Bajo, the landscape is completely different, with the dams and the river in view,” says Carlos Spina,

The location with privileged views of Puerto Madero is another of the strengths of the “new neighborhood” and another reason for its sales success, according to the developer. “It has very good views of Puerto Madero from very low floors. From the third floor you already have a panoramic view that is usually had on higher floors,” he explains.

Quartier del Bajo consists of two twin towers of 40,000 square meters each and 400 units in total , 200 per tower, with views of the City and the river. The first is already in the delivery stage, while the second is expected to be delivered in mid-2025. This development “kicked the market board” in 2022 when , at its launch, it recorded a sales boom in just a few days . “In less than two months, the first complete building was sold. Of the second, today there are 14 units left to sell ,” details Spina.

In concrete numbers, prices started at US$2,500 per square meter , reaching US$3,000 due to the increase in construction costs, almost half of those in Puerto Madero, which defends prices of around US$6,000/m². Currently, resales are around US$4,500/m², with tickets starting at US$140,000 .

With 36 floors per tower , the buildings offer apartments up to the 34th floor, with up to six units per level of studio, one and two bedrooms . The sizes vary from studio apartments of 35 m² , to one bedrooms of 60 m² and two bedrooms of 85 m² . While the average cost of the expenses is $180,000.

The project introduces “ new ways of living in today's world ”: with 1,500 m² of common areas designed to encourage social gatherings , a plaza that divides both towers and with amenities, among which the 35th floor stands out, there is a gym, spa, lounge, yoga and pilates, and another coworking lounge on the 36th floor. In addition, a key fact for investors is that the rental units range between US$1,000 and US$1,200 for a studio apartment.

The tower, which is currently being delivered, is divided into two sections: Río and Ciudad . Between the two, there is a 5% difference in prices in favor of Río . The resale value of the units is between US$4,000 and US$4,500 per square meter, compared to the initial US$2,500 that reached a maximum of US$3,000 during construction.

What is the profile of the client who buys in the project ? Spina warns that there is a kind of mix between end users. “There are those who buy a property for their children and, especially, investors for rent who seek to take advantage of the moment in a context without rental laws (in which contracts are made by an agreement between the parties),” explains the developer.

“Because of the variety of buyer profiles. Studio apartments, for example, are highly sought after by students, in an area that has several universities nearby. First, sales of apartments with a view of the river skyrocketed. They also have a very open view on all fronts, because the distance between towers is very wide and you have views of the city, which are also very nice,” concludes Spina, referring to the semi-public plaza in the center of both towers and the shops that will be on the ground floors.
