The ten most sought-after neighborhoods for home purchases in the city of Buenos Aires show a clear trend toward locations with good infrastructure, access to transportation, and a combination of commercial offerings and green spaces.



According to a report by the Cabaprop portal, which belongs to the Buenos Aires Real Estate Association, these neighborhoods concentrate a large part of the queries and search alerts registered by users interested in purchasing properties.

The rise in mortgage loans and money laundering also increased demand for buying used and brand new units.



Leaders in demand



  • Palermo : This neighborhood continues to top the list of the most sought-after neighborhoods due to its high quality of life, with a mix of residential areas, bars, restaurants and access to parks such as Bosques de Palermo. Buyers are mainly looking for one- and two-bedroom units, with prices ranging from $2,500 to $3,500 per square meter, depending on the specific location and the condition of the property.

  • Belgrano : It is known for its residential profile and wide avenues. The most sought-after units here are one- and two-bedroom apartments. Prices in Belgrano range from USD 2,300 to USD 3,200 per m2. Families and professionals tend to prefer this area due to its proximity to schools and easy access to public transportation.
  • Villa Urquiza : It has positioned itself as one of the most sought-after emerging neighborhoods. Demand is focused on one-bedroom apartments and PHs, with prices ranging between USD 1,900 and USD 2,700 per m2. Its growth is linked to new constructions and a good offer of services.
  • Almagro : With a varied cultural offering and good connectivity, Almagro attracts buyers looking for one- and two-bedroom apartments. Prices range from USD 1,800 to USD 2,400 per m2, making this neighborhood an affordable option within the city.
  • Caballito : It stands out for its central location and good connectivity. Buyers are interested in one- and two-bedroom properties, with prices ranging between USD 2,000 and USD 2,800 per m2. The neighborhood offers a good relationship between quality of life and price, which attracts families and young couples.

  • Colegiales : It gained popularity thanks to its quiet and residential profile, with tree-lined streets and proximity to commercial areas. The most sought-after properties are one-bedroom apartments and PHs. Prices range between 2,200 and 2,900 USD per square meter.
  • Recoleta - Barrio Norte : They share similar characteristics that make them very attractive to buyers. Demand is focused on used one- and two-bedroom units, many of them in classic buildings with architectural details. Prices range between USD 2,800 and USD 3,800 per m2. Its proximity to cultural and commercial areas makes it attractive for those seeking a more sophisticated lifestyle.
  • Núñez : This neighborhood offers a combination of tranquility and quick access to the center. The most sought-after properties are one-bedroom units, with prices ranging from USD 2,400 to USD 3,000 per m2. Núñez is especially attractive for young professionals and couples.
  • Villa Devoto : With its residential style and tree-lined streets, it is attractive for those seeking tranquility without straying too far from the city. Purchase prices range from USD 1,800 to USD 2,500 per m2, and the most sought-after properties are PHs and three-room houses.
  • Coghlan : It is characterized by its residential atmosphere and low population density, which attracts those looking for a quiet environment. The most sought-after properties are one-bedroom apartments and PHs, with prices ranging from USD 1,900 to USD 2,600 per m2.

According to the Cabaprop report, the most sought-after types of units in CABA are one- and two-bedroom apartments, especially in neighborhoods with good connectivity and access to services.

The resale market remains relevant, especially for those looking to avoid the additional costs of new construction.

"Buyers value the possibility of moving immediately, as well as the construction quality of older buildings, which is several times superior to that of new buildings," Diego Frangella , president of the Buenos Aires Real Estate Association, told Infobae.

Perspectives

The segment in CABA is showing signs of recovery, driven by a greater supply of credit and price stability in some areas after more than five long years of crisis.

The sector agrees that the trend for next year will continue, with an increase in demand for used and undeveloped units, especially in those neighborhoods that offer a good relationship between cost and quality of life.

“The economic context will also play a key role, with expectations that new measures may favour the acquisition of homes through financing, thus boosting the Buenos Aires real estate market,” concluded Frangella.
