The listing prices for apartments for rent continue to rise . In July, the average cost of a unit in the northern area of Greater Buenos Aires (GBA) rose by 3.9% and has accumulated an increase of 47.6% so far this year, which is below inflation (87% accumulated for the seven months to July, the last measurement) and the increase in GBA West and South (50.8%), but above the city of Buenos Aires (38.8%) , according to the latest survey conducted by Zonaprop.

In concrete numbers, a one-bedroom apartment of 50 m2 was priced in July in GBA north at around $427,692 per month , on average, while a two-bedroom apartment of 70 m2 was priced at $638,474 per month. The smallest apartments are those that suffered the greatest price increase this year.



As for the values for each neighborhood, in the most expensive areas the rents for a two-room apartment exceeded $500,000 . This is the case of Nordelta , the real estate development in Tigre, which is positioned as the northern neighborhood with the highest prices for renting a one-bedroom apartment , with an average value published at $522,828 per month .

To understand the Nordelta phenomenon, we must think back to its beginnings, since until its creation in 1999, it was not possible in Argentina to conceive that a private enterprise could become a real city. Nordelta was born as a satellite city , it was always intended to be a city,” says Lucas Pastrana, director of the Nordelta branch of Mieres Properties, a real estate agency that has been established in the area since its inception. “At first, although some apartment buildings such as Portezuelo had already been developed, life in Nordelta was almost all gated communities . Because the reality is that we thought: who is going to come and live in an apartment in a place like this?” he adds.

However, Nordelta today means finding a series of high-rise developments , office buildings and a large shopping centre with the best brands. In which areas is it best to buy an apartment to rent it out?

The relationship between sales and rentals of properties in the northern area of Greater Buenos Aires remains balanced , offering a panorama that, although stable, reveals distinctions between the different neighborhoods. According to the report, the annual gross profitability is 3.85% , which implies that an investor would need approximately 26 years of renting to recover the initial investment in the property . This calculation shows an improvement of 7% compared to the previous year .

However, not all the neighbourhoods in the northern area are equally attractive to investors. Belén de Escobar, San Miguel and La Lonja stand out for offering the highest returns in the region . In numbers: in Belén de Escobar, the gross return reaches a significant 6.9%, which positions it as the neighbourhood with the highest profitability in the area. San Miguel and La Lonja follow, with rates of 5.2% and 5.1%, respectively.

On the other hand, neighborhoods such as La Lucila and Vicente López present less encouraging figures for investors , with a gross profitability of 3.2% in both cases .
