Tall floor-to-ceiling units, with airtight double-glazed windows and resistant, imported materials, are part of the most expensive apartments sold in Buenos Aires

In the midst of the general crisis, the Buenos Aires luxury real estate market shows signs of revitalization. It is estimated that around 10% of the 100,000 properties on offer correspond to the category where the residences have a sales value that exceeds $500,000.

They are residences that have more than three bedrooms and three bathrooms, include garages, offer large expansions to the outside, and are finished with imported high-resistance materials.

They are distributed in the most exclusive neighborhoods of CABA, such as Puerto Madero, Palermo, Belgrano, Núñez, Recoleta, among others, which are located close to various means of transportation, main avenues, educational institutions, clubs, gastronomic centers, health centers, as well as a wide range of services and shops.

Milca Gili , from the firm Intelligent, told Infobae that “luxury apartments are sought after for their good architecture or for the quality of life provided by the amenities.”

With the exception of Puerto Madero, where the sales price per square meter averages USD 5,485 and is the most expensive in Latin America , the most expensive units in CABA range between USD 2,800 and USD 3,500 per m2.

Below is a detailed description of the 5 apartments for sale that are among the most sought-after in CABA and that are available on various specialized portals.

Both end users and investors, considering it as a store of value, showed interest. “Activity in the premium market is going through an awakening, being notable before the October elections, with an increase in operations.”

The apartment for sale is an outstanding example of the eclectic French style that defines the golden era of Buenos Aires at the beginning of the 20th century.

It was built in 1926 by the architects Gregorio Lagos , Eduardo Sánchez and Luis María De La Torre (the same ones who built the emblematic Kavanagh, in Retiro, 10 years later) and is in front of the Plaza San Martín de Tours, in the heart of the Recoleta.

This building majestically encapsulates the influence of European life of the time, evidenced in the construction materials, floor plan and views of each unit.

The property is in Posadas and Bioy Casares

Jorge Antúnez Vega , from the real estate agency Antúnez Vega, told Infobae that “there is always demand for premium properties. "Both certain local and foreign investors are on the lookout for this type of property when it comes on the market, since it is not easy to find what they are looking for in the most sought-after segment."

Entering the apartment is like taking a step back in time and immersing yourself in the Belle Époque of Buenos Aires, from the elevators covered in paneling to the staircase that leads to the unit.

“After a generous hall, there is a spacious reception and a splendid dining room, with Slavonian oak floors and marble-clad fireplaces. With good natural light and views of the square. However, what especially stands out is the refined furniture that adorns the property. Carefully selected paintings, rugs, objects and lighting of great value add to the proposal, offering a property of singular elegance,” explained Antúnez Vega.

The floor is completed with an intimate living room, highlighting two master-suites with dressing rooms, a spacious modernized kitchen and service area, and a desk covered in period paneling located on the ground floor of the building. This space offers a secluded environment, ideal for both work and artistic activities.

The property has modifications to several of its original materials, a common practice even in such exclusive and sought-after properties.

Paola Rodríguez , from Martín Pinus Real Estate, highlighted this unique aspect to Infobae : “It is something very particular; The owner, when deciding to sell it, incorporated notable imported products in floors, kitchen and living room, among others. These improvements significantly raised the quality of the property, making it an ideal option for a large family due to its three-story layout and design.”

There is a segment of the population with the capital necessary to acquire luxury properties, and this group not only maintains their interest, but also promotes new developments focused on comfort. These projects feature an abundance of amenities, concierge services, prime locations and a primary focus on safety.

“For several users who opt for luxury bricks, the purchase is perceived as a long-term investment, since these properties tend to maintain or increase their value over time due to their constant maintenance and quality of construction,” Rodríguez added.

Very bright bathrooms with double sinks

The tower was designed by the M/Se/S/S/S Sánchez, Gómez, Santos, Solsona, Salaberry and Vinson Arquitectos studio and is known for its modern and distinctive design, characterized by its inverted V shape and a glass façade.

Upon entering the apartment, we are greeted by a spacious living room with generous windows that offer panoramic views to the east and south, with an open perspective to the river. The luminosity of the space is remarkable. The interior design, by the ACF studio, incorporates high quality materials, such as French marble floors on the first and third floors, and German oak wood floors on the second floor where the bedrooms are located.

Mariana Stange , representative of Mariana Stange Real Estate, told Infobae that the privacy and security of the properties are exclusive characteristics when considering the purchase.

“Although the quality of the materials and the finish of the finishes are inherent aspects in high-end homes, these details are carefully considered when presenting these properties to potential buyers,” he said.

It is relevant to highlight the connection between the corporate and residential markets in luxury properties.

“Many of our corporate clients, especially executives, managers and directors, are looking for high-end apartments for their homes. This synergy is based on the idea of combining residential comfort with the convenience of proximity to its offices and exclusive services, achieving a balance between work and a luxurious lifestyle. Whether this is the motivation or another, the convenience of having the same real estate advisor to centralize your investments is always a considered plus, resulting in better service provision,” Stange added.

The property is in Palermo Chico

The apartment is distinguished by its large social spaces, such as the main dining room and the living room with access to a balcony terrace, ideal for informal or formal meetings. The generosity of these environments, together with the luminosity and views, become key protagonists in any event. Both the two suites and the two semi-suites also stand out for their views, light and privacy.

“The dual circulation within the apartment is exceptional, offering fluidity and privacy as needed. A significant detail, carefully planned by developer Raghsa, is the ample storage space distributed in different areas of the apartment. The abundance of spacious closets throughout the unit is particularly notable,” added the expert.

It can be ideal both for a young family with 3 or 4 children and for a couple looking to have a space to telework, as well as to receive children and grandchildren who reside both in the country and abroad,” said Stange.

With a central pool among the complex's amenities

Architect Daniel Obetko , from Interwin Real Estate Marketing, shared with Infobae that “as it is the top floor, one can directly enter the living room, since the shield opens completely, thus expanding the surface of the reception. The living room, of considerably large L-shaped dimensions, is decorated so that the different environments flow; The living room, desk and dining room, despite their L-shaped layout, are integrated. In addition, it offers a very comfortable balcony terrace that offers views of both the river and the downtown of the city, with a complete panoramic view of the profiles of the buildings of Catalinas and Puerto Madero. It provides extraordinary visuals both day and night.”

To the left of the apartment is the private area, which consists of three bedrooms, all of them en suite. The master suite has a dressing room and a generously sized bathroom. All bedrooms offer panoramic views of the forests and river. In the opposite direction, to the right, you access the service area, which includes the kitchen, laundry room and service room.

Contemporary kitchen

“The apartment is completely domotized, which means that most services can be controlled through a cell phone. This ranges from security cameras, alarms and heating to air conditioning, lights, irrigation system, freezer, refrigerator and washing machine,” Obetko explained.

European materials were used for the construction of all floors, and the kitchen equipment was imported directly from the United States. The bathrooms feature Italian marble coverings, while the taps used are of German origin.

With dressing rooms and large storage space

In relation to the premium real estate market, Obetko concluded that compared to 2022, an increase in activity is observed.

“This is reflected in the greater number of consultations and operations carried out. However, the transactions that are completed correspond to properties that have been adjusted in value and are aligned with the current market. Although the prolonged electoral process generated some uncertainty, buyers are defining and the decision-making process is advancing,” the specialist concluded.
