Patagonia enchants everyone who visits it. From Ushuaia, located at the end of the world, to the province of Neuquén, with its well-known San Martín de los Andes. And among all these destinations, Bariloche is a must-see, which exploded in property inquiries after the pandemic and which today leaves a profit from temporary rentals that doubles the average profitability of a traditional rental in Buenos Aires.
“Temporary rents in Bariloche are 8 to 9% in dollars ,” says Santiago Cerruti, managing partner of Toribio Achával’s Patagonia platform, who explains that many people have turned to this business model, which has a 60% occupancy rate in this city. Perhaps this fact was what prompted the renowned real estate agency to land in Patagonia. It did so with an impressive branch in a more secluded and exclusive area, on Avenida Pioneros, parallel to Avenida Bustillo, with views of the Catedral hill.
The real estate focus on Patagonia has its explanation: today this destination has an aspirational public, of people who dream of changing their lifestyle and who buy to enjoy this place. “ Before, people from the area lived in Patagonia, today it has opened up to many people, who are not necessarily from the mountains ,” says Mateo García, residential director of Toribio Achával, a real estate agency that has been working in the city for years and that a few months ago landed strongly in the area.
“The demand is mixed, it combines a public of people who buy to invest and another of professionals who come to live and work from here,” says Cerruti, adding that inquiries about Bariloche doubled after the pandemic, in search of another lifestyle. “ In the collective imagination, Bariloche is closer to Buenos Aires than Villa la Angostura and San Martín de los Andes , although in reality, it is further away,” Cerruti adds.
When analyzing the numbers, the experts explain that this is a profitability percentage that effectively represents almost double that of a traditional rental in CABA, where the price-rental ratio is 4.86% annually, according to Zonaprop numbers from October. In relation to the profitability of a temporary rental in the City of Buenos Aires, it is slightly higher, since, according to numbers from the Monitor Inmobiliario study that is carried out every month by the sector specialist Daniel Bryn, it is located at 6.68%.

In Capitalinas Bariloche you can find apartments with one or two bedrooms overlooking the lake.
The interesting thing about this market is that there are also options for those who have less money: “For example, you can find a typical, used house with two bedrooms and a small garden for an average price of US$200,000 ,” says Toribio Achával, director of the real estate agency that bears his name. And for those looking for something more premium , there are new 140 m² apartments in Terrazas de Gutiérrez for a price that reaches US$700,000/800,000, he adds. In the latter case, the units are surrounded by the Otto, Catedral and Ventana hills, and have a lakefront, in addition to having several amenities . While those looking for a lot, depending on the location, can start at US$80,000 and go up to US$1,500,000.
As for the trendy places or areas, Toribio Achával says that developments have focused on the Catedral hill side and are now expanding to the airport area.
