During the summer season, Ushuaia receives hundreds of cruise passengers who arrive in the city sailing through the southernmost waters and who, amazed by the geography, the architectural qualities and its sustainable concept, dare to bet on the purchase of land in the first carbon neutral project in the country located in Monte Susana in the province of Tierra del Fuego .
So much so that Norwegians, Swiss, French and Germans, but also Portuguese and Americans, showed interest in a real estate project that combines native forest, sea and mountains in Argentine Patagonia and that was nominated for an international architecture award .

“A phenomenon is taking place in Ushuaia: foreign tourists have decided to live the 'Patagonia experience' and they do so by taking ownership of the place, exhaustively touring trails and walks and doing activities that allow them to enjoy and make the most of everything the city has to offer, particularly in the Tierra del Fuego National Park .
Considering it not only a place of passage, but also a city to which they plan to return, many of them became interested in the Costa Susana project and inquiries from people of different nationalities, whether in relation to the land or to acquire a lodge with a view of the Beagle Channel , increased by 50% in the last 10 months and we even completed several operations , says Melitón González del Solar , developer of the project.

Costa Susana is a project that has already established itself as an option for families from Tierra del Fuego who have chosen it as a permanent place of residence in a charming and inhospitable environment but 15 minutes from the city and an area with health centres, schools, restaurants, commercial premises and other open residential neighbourhoods.
“The development was designed and executed with Tierra del Fuego’s ABC1 in mind and now we are aiming to finish consolidating ourselves as an investment option for the foreign public ,” explains the developer.

The development is located on 286 hectares of native forest , includes a reforestation plan where species removed during construction and roads are replanted, and has sustainable construction standards .
In relation to the province of Tierra del Fuego , investing in a lot or property has a tax advantage and that is that the province is under law 19,640 which declares it a special customs zone . In this way, buyers have exemption from Income Tax , Value Added Tax (VAT) , personal property located in Tierra del Fuego and a 50% reduction in stamp duty, debits and credits .
What options are there for investing?
The products to invest in the sustainable project have different designs, sizes and prices. First of all, the 600-meter lots stand out with a value per square meter of US$130 and an average ticket price starting at US$100,000 .The plots are located in the middle of a native forest , so buyers are allowed to build on only 50% of the surface . “These are terraced hills with views of the Beagle Channel , with slopes of 5 to 10 metres between them,” explains Costa Susana. According to the construction company, this product is the most in demand by the resident families , who number around 50. There are also 80 houses under construction that will be finished by the end of the year .

The development also includes 35 apartments that are expected to be delivered in stages : the next ones in January 2025. “They sell out in 15 days and are breaking sales records. They are the most in demand by families living in Buenos Aires and by foreigners. We never take more than 15 days to sell them ,” says Melitón González del Solar.
These are two- and three-room units , whose value per square meter is US$2,500 and “they are rather small because one of the characteristics of the project is that it is a medium-density project controlled by geography. The buildings are complemented by various amenities “although by having 230 hectares of reserve , people prioritize the walks they can take along the trails and not so much the closed spaces.”
In relation to the works that the developer plans for the future , the construction of a shopping center , a boutique hotel with 15 bedrooms and a premium category hotel starting in 2025 stands out .
