Ramón Falcón Boulevard, in the west of the city, is called by its neighbors as Villa Luro Hollywood

Villa Luro is one of the Buenos Aires corners that still maintains the charm of the neighborhood and that added a varied and quality gastronomic commercial proposal. Its quiet, tree-lined streets give shape to a Buenos Aires geography that is no longer so common. In recent times, in the midst of this scenario, a new retail hub began to take shape: Ramón Falcón Boulevard. There, today, a large number of leading brands are concentrated.

The Villa Luro neighborhood, located in the west of the city of Buenos Aires, has undergone a notable transformation in recent years, with the incorporation of modern residential towers and a varied gastronomic offer that attracts residents and visitors. “The area stands out for being a growing corridor, with various entertainment and recreation options. The Falcón Boulevard, the trees and the new constructions give it a touch of elegance and modernity,” says Jésica Soledad Améndola, manager of premises and offices at Adrián Mercado.

The Ramón Falcón section, which extends between 5400 and 5800, today has its own pulse and geography. This is the only sector of the route that has an attractive boulevard, also known as Villa Luro Hollywood. On its sides, modern residential buildings multiplied, offering commercial proposals at their base.

The surroundings of the Plaza Ejercito de los Andes have recognized gastronomy brands

Little by little, this sector of the city acquired a strong imprint. “This commercial corridor, in the last three years, has established itself as an attractive option for both brands and consumers. Although its extension is limited, covering only a few blocks, this axis has won the loyalty of the public for its quality and variety of products,” says Amendola. And he adds: “The boulevard is a strategic access route for residents of the neighborhood and surrounding areas who want to enjoy the culinary offerings. In the vicinity of the Plaza Ejercito de los Andes, there are important stores of brands such as Café Martínez and Lucciano's. To them we must add breweries and restaurants.”

According to Améndola, the developers saw its potential, backed by its great accessibility, and decided to invest in the area. Here the original impulse came from the residential projects. The new towers that gave it a touch of distinction and elegance and provided the flow of public necessary for commercial development, according to the broker's opinion. “The area's strong point is gastronomy. There is a wide variety of options, for all tastes and budgets. Neighbors and visitors can enjoy both Japanese cuisine and craft beers or frozen delicacies and pastries.”

There are also boulangerie proposals, Japanese food, tapas and drinks

Without a doubt, the commercial hub has been an important factor that drove the rise in square meter values, both in relation to the retail and residential sectors. “Today, in this area of Villa Luro, there are proposals that can be compared in some cases with those of the Palermo neighborhood,” says the specialist.

In the place, the values per square meter for rent, in what has to do with commercial premises, range between US$6 to US$16, this varies according to the characteristics of each property. Meanwhile, prices per square meter for sale average between US$1,700 and US$2,000.

The apartments found in the area, in some cases, exceed US$3000 per m². Although there are brand new units with prices starting from US$2200/m². “Without a doubt, the area of Falcón Boulevard and its surroundings has become one of the new real estate hubs to take into account and, according to those who know, it promises to continue growing thanks to the spillover effect to its surrounding streets.
