The cost to remodel the kitchen and bathroom increases by 197% in pesos between January 2023 and 2024
In line with the rising cost of construction , prices for kitchen and bathroom remodeling rose as well. According to data from a recent Real Estate Report report, measured in pesos, the cost of remodeling increased by 197% in one year compared to January 2023; If measured in dollars, it increased almost 14% in the same period.
The remodeling of the sectors of the house that suffer the most use must be completed as soon as possible, since, according to Real Estate Report data, in January it was necessary to invest almost $8 million equivalent to US$7,752 dollar bills (according to the price of the blue dollar that sells at beginning of the year) to be able to remodel the bathroom and kitchen of a standard apartment. And experts predict more increases to come.
“The increase is explained by the fact that the construction sector had, especially with regard to materials, an increase that was above general inflation. And, later, the stagnant dollar made it even more expensive in dollars,” explains the president of the Business Chamber of Urban Developers (CEDU), Damián Tabakman.
The report ensures that the values “continue to be attractive in relation to the average of the last 14 years: they are 28.9% measured in dollars below the general average.” Regarding the question of whether it is a good time to do the remodeling, the opinions of the experts are diverse. Tabakman thinks that, although there were times when it was more expensive, “the window of opportunity of the cheap era has passed . ” In any case, he assures that “we are at a time when it is cheaper than average, but it is not especially cheap.”

For his part, Germán Gómez Picasso, co-founder of Reporte Inmobiliario, believes that they still remain at an attractive level compared to previous years, “but I doubt that this will last long, so, if you have made the decision and have the savings, You have to hurry up and remodel.” He assures that prices have been increasing in dollars, but the highest values in currency to remodel were located around 2017 and 2018. “Surely we are going to have a deepening of this in the coming months, it will continue to increase,” he adds.
Prices to remodel the kitchen
When analyzing prices to decide whether to undertake a kitchen or bathroom remodel, it is interesting to consider that the former registers a slightly lower price than the latter. To renovate a kitchen of 5.6 m² and a height of 2.5 m, $3,792,798.05 would be needed, according to data from the Real Estate Report. This implies an increase, in pesos, of 43% quarterly and the disaggregated costs are as follows:- Taps, artifacts, ceramics, countertops and furniture for $1,935,969.10

This includes demolition, removal of coatings, chipping of complete plaster and existing furniture, labor and materials to change supply and drain pipes, replacement of granite countertops, single-handle duo faucets, furniture under countertops and cupboards covered in melamine. It also includes the change of gas pipes, supply with a 14-liter heater to a 0.58 cm button panel and kitchen, general painting, electricity, wiring and power outlets, placement of lighting and ceramic floor and wall tiles.

Prices to remodel the bathroom
Another space in the house, with constant use, are the bathrooms. According to Real Estate Report, remodeling a 3.75 m² bathroom, with a height of 2.5 m, cost around $3,999,646.50 in January. The price registers an increase in pesos of 61% quarterly. Within that value, the following arrangements are contemplated:- Artifacts, faucets, toilets, ceramics and countertops for $2,294,725

- Labor with the placement of coatings for $790,627.50
- Electrical installation with materials for $332,960

In the case of the bathroom, the value includes the cutting of complete coatings and plasters, the extraction of existing fixtures, labor and materials for changing water supply pipes and drains. It also includes the replacement of appliances, whirlpool bathtub, faucets, accessories, vanity and mirror. It includes the placement of lighting and ceramic floor and wall tiles, general painting and electricity, wiring and power outlets.
In the case of seeking to remodel a typical two- and three-room apartment, Real Estate Report also details that the general painting for a two-room apartment is around $1,300,000, while for a three-room apartment it reaches $1,650.00. If you want to replace the carpet, the cost of materials is $1800/m², with a placement value of $6000/m². Finally, it details that the cost of polishing and laminating floors is $5000/m², with a minimum work of 20 m².
