The cost of building a premium home in a gated community or neighborhood has skyrocketed in the last year: it costs $1,232,162,763 to build a 315 m² home , equivalent to nearly $4 million per square meter , including taxes and professional fees, according to the latest report by Reporte Inmobiliario. In dollars, the total sum would be US$940,582.26 at the blue dollar exchange rate—almost a million dollars—with a value of US$2,985.98/m² at the time the information was collected.
This amount represents a year-on-year increase of 65% , since in March 2024, the same work required an investment of $747,157,927.47 .
In January 2025 , building a 315 m² home in a gated community or neighborhood required a total investment of $1,156,272,392 . However, between January and March of this year alone, the cost increased by more than $75 million , representing a 6.6% increase in just three months.

One statistic that reflects the impact is that current costs already exceed the historic peak recorded in April 2018, when building a 315 m² house cost US$572,279.56 . Reporte Inmobiliario warns that for months now, the need to update budgets in pesos month by month has affected the installments paid by investors who enter into a construction project and commit to installments adjusted by CAC.
In this context, several questions arise about how to handle this scenario for those considering undertaking a project. Germán Gómez Picasso, founder of Reporte Inmobiliario, suggested: "The key is to close contracts in pesos, adjusted according to the CPI (Consumer Price Index) ." This strategy allows for more accurate cost predictions for both the owner and the builder, helping to avoid the disadvantages of unpredictable increases in inflation and exchange rate fluctuations.

Regarding whether it's better to start construction now or wait for costs to stabilize, Gómez Picasso was cautious, emphasizing that while current costs are higher than in the past, it's impossible to predict whether the situation will improve in the future or whether, on the contrary, costs will continue to rise. "Compared to the past, it's more expensive to build today in dollars, but it's unknown if costs will continue to rise as they are globally," the specialist reflected.
Although there has been some pressure on the dollar's exchange rate in recent days, the potential agreement with the IMF, which is reportedly "almost finalized," for US$20 billion reinforces the idea of a stable exchange rate. This scenario, according to experts, would keep construction costs high in dollars for much of 2025 because the increases that have been occurring are explained by the stability of the dollar's value in an economy with moderate inflation, which was the reality in Argentina until just a few days ago.
