Although the supply of 3-bedroom units increased after the repeal of the Rental Law, they are scarce. How much do they cost?

The apartment rental market in Buenos Aires shows rising prices and a limited supply of four-room units .



The repeal of the Rental Law has expanded the availability of properties, but demand exceeds supply, which is pushing up prices . Currently, there are about 250 apartments with these characteristics in different neighborhoods, while before the end of 2023 only 20 were offered in pesos.

Renting a large apartment of more than 110 square meters in CABA costs no less than $820,000 per month . Villa Lugano presents the most affordable options, while Núñez is the most expensive area with values of $1,365,800 per month . In neighborhoods such as Belgrano, Recoleta and Caballito, values also increased, reflecting the growing pressure of the market.



The sector indicated that several families are looking for this type of property due to the need for more space and comfort, although access is becoming increasingly difficult due to high costs ( in addition, expenses exceed $75,000 per month ).



Demand for apartments increased by 47% compared to December 2024 and 8% compared to January of the same year


"The lack of cheaper options and the concentration of units in premium areas increases the difference between supply and demand, which keeps prices rising," Leandro Molina , country manager of Grupo QuintoAndar (which owns Zonaprop) for Argentina and Peru , told Infobae.



The market dynamics were impacted by structural and regulatory factors. In this regard, Molina explained that despite the increase in supply after the DNU that repealed the Rental Law, the lack of construction of large units in recent years remains a limitation in access to this type of property. “Since 2000, developers have focused more on building units of up to three rooms, which makes larger apartments, of more than 100 square meters, difficult to find,” he said.

The preferences of three-bedroom tenants are mainly oriented towards the comfort that this type of unit offers for families.

Because they are larger, they have more openings, balconies and areas that connect with the outside.



Molina added: “Generally, families consisting of two adults and children are the ones that show the greatest interest in this type of unit due to the number of rooms and the separation of environments.”



At the same time, supply is 62% above the level of January 2024. However, although the number of available properties has grown in the last twelve months, it still does not reach the level of demand, which continues to increase,” said Molina.



Most sought after and dynamic areas


This trend is concentrated in high-demand areas such as Palermo , Belgrano and Recoleta , whose appeal lies in their proximity to shops, schools, offices and strategic accesses in the city.



According to Patricio Bedetti , from Patricio Bedetti Servicios Inmobiliarios, “these neighborhoods also stand out for their amenities and services, such as gyms, SUM, garages and recreational areas, which further increases rental values.”

The evolution of prices also has an influence. According to Zonaprop, “rental prices in Buenos Aires increased by 2.8% in January and have accumulated a 39.7% increase in the last twelve months, well below the accumulated inflation ( according to Indec it is at 117.8% year-on-year and in the next few days the January figure will be added ).

This increase is more pronounced in larger units compared to smaller apartments.

Molina added that, following the DNU, the specific offer of four-room properties grew by 177% in the city in the last year.





Limited proposals


Demand that exceeds supply is also one of the key points in the real estate landscape for 4-room apartments.

According to Bedetti, the relationship between the number of people looking for these types of apartments and the available supply is asymmetrical, which translates into high values, sometimes exceeding even $850,000 per month .

“In some cases, properties are offered in dollars with shorter-term contracts, allowing for frequent renegotiations between the parties,” he said.
