Faced with the difficulty of coping with rising construction costs, many have turned to finished homes. There is enthusiasm for acquiring units in residential areas: what are the most popular options, their locations and prices by area?

Houses with access to the water are among the most sought after in the urbanizations of Greater Buenos Aires

The year-on-year increase of more than 230% in the cost of building good-quality homes, now between USD 1,200 and USD 1,500 per square metre, has made it difficult to complete large projects. Although prices for certain materials have stabilised, some construction projects are facing delays or are halted altogether.

In July, the price per square meter of construction on Buenos Aires land increased by 1.32%, reaching $1,414,307 according to the index collected by the Association of Construction SMEs of the Province of Buenos Aires , the lowest figure since June 2022. Even so, current values require a financial rethinking for those who develop new houses in urbanizations.

This dynamic has boosted the market for buying and selling already built homes, both used and new, in the private neighbourhoods of Greater Buenos Aires (GBA). It is estimated that in the last 3 months more than 500 houses have been sold , especially those less than 10 years old.

The demand for homes in private neighborhoods has evolved towards more sophisticated requirements, including numerous amenities such as a SPA, sauna, clubhouse with restaurant and coworking areas. Projects such as Puertos stand out for even incorporating internal beaches and gastronomic options, with plans to open a MALBA.

According to Zacarias Allan Withington , from Coldwell Banker Puerto Norte, “the choice of neighborhoods often focuses on whether or not they offer nautical facilities, such as Yacht in Nordelta and Bahía Villanueva in Villanueva, which are preferred by water sports enthusiasts. Proximity to schools and essential services is also crucial, looking for locations that facilitate short trips.”

Although there are still a few weeks left, in approximately one month those who live in the private developments will be able to enjoy the outdoors and these views in spring and summer.

The most popular properties are those with views of lagoons or rivers, usually with three bedrooms, one en suite, and an additional space for working from home, a trend intensified by the pandemic.

Withington added: “There is a predominant interest in modern designs that integrate interior and exterior spaces through large windows and interactive landscaping. The social areas such as the gallery with a grill, bar, wood-burning oven and chill-out areas are particularly valued, as is the open-concept kitchen that unites the living and dining rooms.”

“As for location within neighborhoods, properties close to the water with north orientation and in cul de sac for privacy are highly preferred.


Flexible work policies (teleworking or hybrid scheme) and nearby essential services facilitate the purchase of lots in new developments by young people around 35 years old, with accessible financing options.

In Villanueva, house prices vary considerably: in Vila Marina 1 and 2, values range from USD 200,000 to USD 300,000 for lots of 400 square meters. “In Laguna Grande and Barrio Náutico Canal, houses range from USD 400,000 to USD 700,000 for lots of 650 m2 to almost 800 m2,” said Withington.

In Nordelta, prices start at USD 500,000 in established neighbourhoods such as Castaños, Los Alisos and Caletas. In premium areas such as La Isla, Castores, El Golf, Virazón, Puentes and El Yatch, prices start at USD 1,000,000, with appreciation continuing to rise.

West Line

Julieta Gitel , from Matías Szpira Real Estate, provided a current overview of the private neighborhoods in the western area, specifically in La Cesarina, Prados del Oeste and Campos de Álvarez (located between Moreno and General Rodríguez).

House prices there range from USD 200,000 to USD 450,000, depending on location and amenities, with a general trend towards three- and four-room properties with garages.

The most valued features by buyers include a minimum of three bedrooms, as well as barbecue areas, a park and a swimming pool.

“The most sought-after properties are those with a minimalist and modern design, highlighted by high-quality construction details such as good openings and efficient heating systems. In addition, the most desirable locations within the neighborhoods are those that are central or with views of attractions such as golf courses or lagoons,” Gitel added.

Recently, there has been a growing preference in this area for larger properties, especially those with more than four rooms and located on the ground floor, continuing the trend towards integrated environments.

In full swing

In Canning, between the districts of Ezeiza and Esteban Echeverría, the boom continues due to the move 40 minutes from downtown Buenos Aires. This area maintains the movement of the suburban real estate market.

Gastón Mazzei , general manager of Mazzei Properties, reports a notable drop in property prices in the Canning/San Vicente corridor, leading many to prefer buying lots to build on. Prices for three- and four-room houses with garages range between USD 170,000 and USD 230,000.

Depending on the amenities and location of each particular neighborhood, there are options ranging from houses costing USD 300,000 to USD 1,000,000.

Young demand is driving operations and buyers are looking for properties with large spaces, open kitchens, and outdoor areas such as barbecue areas and galleries.

The Canning neighborhoods, between Ezeiza and Esteben Echeverria, continue to expand

The most valued locations in the Canning neighborhoods, such as Venado 1 and 2, Horizontes al Sur or Santa Inés, are the internal lots that offer privacy and security, and those close to water or natural views.

In construction, Mazzei points out that a portion of the demand prefers diverse techniques such as self-supporting panels and dry methods to speed up delivery without compromising the quality of their home.

Houses in La Plata

In areas close to La Plata, there was also growing interest in buying homes in places such as City Bell, Gorina, Gonnet or along Route 2 between the district whose main city is the provincial capital and Brandsen.

Alejandro Gordún , sales manager at Inmobiliaria Otero Rossi CB, said that “house prices vary considerably, with values ranging between USD 300,000 and USD 500,000, depending on the location, accessibility, level of development of the neighborhood and services offered. Three- and four-room homes with garages are the most common in these price ranges.”

Buyers are primarily looking for the security and privacy that these spaces offer, in addition to highly valuing amenities such as green spaces, swimming pools, gyms and recreational areas.

Gordún said that the most sought-after properties “are those that offer modernity and functionality, highlighting features such as pleasant views, spacious interiors, equipped kitchens, modern bathrooms, efficient heating and cooling systems, and private pools.”

As for location within the neighborhoods, the most desirable areas are those close to the main accesses and distant from the perimeter lots, which ensures optimal views and lower traffic density, contributing to greater tranquility for residents.

“Furthermore, there is a growing interest in spaces suitable for teleworking, reflecting the changes in residential needs arising from new work dynamics,” concluded Gordún.
