The Buenos Aires Government, through auctions carried out by Banco Ciudad, concluded the sale of the last two available plots of land in the Innovation Park, located on the property of the former Federal Tire in the Núñez neighborhood. These last two auctions brought the total collection of the project to almost USD 421 million, according to official estimates. Since 2019, 28 plots have been sold for development.

The project, supported by the city government and private investors, seeks to become a kind of Buenos Aires Silicon Valley and managed to attract companies in the real estate sector, educational institutions and research entities. Its planning includes the construction of offices and homes, intended for permanent use and temporary rental.


The two most recent sales were carried out by the Banco de Entre Ríos, owned by the Eskenazi family, which acquired a lot for USD 24,550,000 for a real estate project that will integrate offices and residences in a space of 1,800 square meters, and by the Group Chomer, who was left with a 1,365 m2 lot for USD 15 million. The land had a base price of USD 11 million and was the subject of a dispute between several bidders, such as CEK and BIND.

In several cases, buildings of up to 10 floors will be built for offices and apartments, designed for the end user, such as for temporary rental and for university students.
The Innovation Park, located in front of River Plate, covers about 12 hectares and its purpose is to transform itself into an epicenter dedicated to promoting sectors related to research, science and technology, with the vision of consolidating itself as a new reference center both in the creation of housing and in the supply of office spaces.

What will be built​

From Grupo Chomer, they informed Infobae that they opted to buy in the Innovation Park because it is an ideal proposal to develop urban environments that optimize the use of valuable resources, creating a comprehensive environment for the entire community.

A multifunctional space will enrich not only the workers, executives and leading technology companies that will be established there, but also the local residents who will inhabit those units, as well as the neighborhood, businesses and their surroundings. Unquestionably, this park will act as an engine of economic development in the area, generating employment opportunities and stimulating local growth.

The intention is to build a mixed-use tower in Núñez. “This ambitious project aims to attract a diverse audience, focusing on the upper-middle segment in search of a comprehensive and practical lifestyle. The tower will not only unify resources in a valuable space, but will also offer neighbors and residents of the city green areas where they can combine work, home, shops and transportation, all within a short distance. The work will begin during 2024″, they reported from the company led by Iván Chomer , a young 33-year-old developer, whose company is executing projects that cover 40,000 square meters, in the north of Greater Buenos Aires and other areas of Núñez.


At this stage, various companies are about to start construction of their projects. Among the companies that have already secured their place in this innovative community are Grupo Portland, Cerámicas Lourdes, Sancor Seguros, Angostura Inversiones, ILVA, El Nuevo Aromo, Corporación Global Constructora, Urbanar and Banco Industrial. In addition, the construction of a headquarters of the Technological Institute of Buenos Aires (ITBA) with a futuristic design is scheduled.

In another order of progress, nine of the companies that acquired land have begun the procedures to advance with their construction projects, which promises to give an additional boost to this dynamic enclave.

The Innovation Park consists of a total of 32 plots, of which two have been assigned for facilities on the UBA and UTN property. The remaining plots were acquired through public auction, leaving only three plots of land to be auctioned. No less significant is the fact that the ITBA and Di Tella universities will also have a presence in this space, which promises an enriching environment of learning and collaboration.

Recently, the center presented the Immersivity Center and the next inauguration of the +54 Lab, a building dedicated to scientific-technological coworking , is planned . The Immersive Center is made up of four domes interconnected by an external walkway, designed to offer immersive experiences and explorations in visual technologies such as virtual and augmented reality.

Luis María Bullrich , president of the Innovation Park, shared with Infobae his vision of this space becoming a meeting point for both the national and international innovation ecosystem. “The center is expected to promote a wide range of activities, from training and culture to entertainment and technology, positioning the Innovation Park as a beacon of economic development in the area, generating employment opportunities and stimulating local growth.”

The commitment to public spaces in the Innovation Park is evident, allocating 60% of the land to public areas and the opening of streets. Of this percentage, 30% is reserved for green areas and squares accessible to all inhabitants of the city. Despite these notable advances, some beautification work is still pending, including the installation of a sculpture that will soon be part of this flourishing park.
