They are a few blocks where a traditional residential area is combined with low houses and mansions that coexist with modern buildings with large spaces, but with few floors. Mendoza Boulevard is the heart of the top area of Villa Urquiza delimited by Olazábal Avenue and La Pampa, Ceretti and Ávalos streets.
Despite being a few blocks from the large commercial thoroughfare that is Triunvirato Avenue and the same from Olazábal Avenue, this sector of the neighborhood escapes noise and remains peaceful with a lot of greenery.
Both in the flower bed that crosses Mendoza Street and in all the blocks that surround it, there are abundant trees, bushes and vegetation. On the other hand, it is an area very close to Parque Chas , a sub-neighborhood with particular characteristics that make it an oasis in the heart of the city.

According to Manuel Mel, commercial manager of Mel Propiedades, the neighbors already identify it as Villa Urquiza R in clear allusion to the name given to the most exclusive sector of the neighboring Belgrano neighborhood (R for residential) . It is a quiet area inhabited mainly by families, some in the area forever, and others young people who are attracted by the new building projects with premium characteristics, with the comfort of many meters, the greenery and the peacefulness, but also the presence of nearby businesses, the wide commercial offer on Triunvirato and the varied gastronomic proposal on the same boulevard.
On the other hand, especially for families with children, there are a variety of schools , some traditional ones with many years in the area.

“It is a residential neighborhood where, in addition to houses, there is a proposal for apartments with typologies that prioritize the size of the meters . Generally, there are three- and four-room units that are very spacious, while in the newer projects there are one- and two-room units that are also spacious,” explains Mel. The latter seek to attract young professionals who, after the pandemic, choose to work and live in less bustling areas.
Mateo García, residential director of Toribio Achával, agrees that the Mendoza Boulevard area has the most select offering in the neighborhood. “There are many low houses there, some to be remodeled and that have already been valued. But arriving at the boulevard area we find more high-class buildings. Here the value of the square meter is above average. In recent years, a gastronomic center that develops on both sides of the boulevard has also been consolidated,” he maintains.

According to the analysis of Alicia Rojas, owner of the homonymous real estate agency located in Villa Urquiza, previously the boulevard sector was inhabited mainly by older people who lived in high-class buildings. However, she assures that, in recent years, with the opening of many businesses, the area has a greater commercial offer that has made way for young people. “Unlike other times, there is more movement now ,” she points out.

Property prices on the boulevard
Mendoza Boulevard is located within Villa Urquiza , a neighborhood that according to García has everything: from old one- or two-story houses, townhouses and multi-family housing buildings with modern designs. “In this area of the city, terraces and spaces for enjoyment have great priority. The streets are quiet, tree-lined and there are numerous squares and small squares that make it a pleasant and livable neighborhood,” explains the residential director of Toribio Achával. And he clarifies that, currently, it is a neighborhood with a young tinge that many couples choose to build their future.New projects with modern and spacious apartments.
Regarding real estate development, according to the latest report from Reporte Inmobiliario , in the Villa Urquiza area delimited by Roosevelt, Álvarez Thomas, Congreso and Triunvirato avenues, 18 developments were detected , four less than the previous year and the lowest record of the last six years.
Of the total, four are completed with units still on offer for sale, while there are nine buildings with work recently started. Meanwhile, the average value of the developments in formal sale offer fell again compared to the previous year by 0.97%, already being the fourth consecutive year of declines in the area.
According to this report, the current average square meter for new developments reaches US$2,781. It should be noted that, for these units, the values per m2 oscillate within a minimum range of US$2,561 and a maximum of US$3,171.
While in the entire neighborhood currently, according to the Real Estate Report, there are 990 used apartments for sale . The average value of the used offer of units between one and four rooms is US$2,248/m² , 19.17% below the average for brand new units.

On the other hand, in nearby areas it can average US$2700/m² . “As for the used one, depending on the product because it cannot be generalized, the m2 can be US$2,350, US$2,400, US$2,450 and some may be a little more,” clarifies Mel, who markets some of the few buildings new ones being built on the boulevard.
Very close to the boulevard, in Blanco Encalada at 5215 , Mel shares the prices of a one- to two-room office building in which units are available for US$69,000 ; It has a terrace, solarium and barbecue. One block away, at 5368 Blanco Encalada , there is another proposal for one, two and three-bedroom units, with a square meter value of US$2240 , suitable for professional use, with delivery in March 2024. Finally, in Ávalos at 2058 , offers semi-flats with amenities from US$189,000 and immediate delivery.

In turn, the real estate company will begin marketing two corner projects that will be launched nearby.
