It is one of the most sought-after areas for young people. The area around Zapiola Square in the heart of DoHo Buenos Aires combines premium constructions, accessibility , the advantages of a peaceful neighborhood life and the large green area that this square represents.
This is an area between Juramento, Echeverría and Mariano Acha y Donado streets. It is a green bridge that integrates the traditional neighborhoods of Belgrano R and Villa Urquiza . “There, the harmony of a quiet neighborhood, an expanding gastronomic center and residential buildings of high construction quality and sophisticated design coexist , which adapt to the most demanding demand of both neighborhoods,” explains Manuel Mel, Commercial Manager of Mel Inmobiliario.

The real estate agent says that the area around the plaza is currently experiencing exponential growth due to the great development of the entire Doho corridor but also due to the change in the urban planning code. “This created a favorable environment for projects that stand out in terms of finishes, amenities and, above all, that include panoramic views of a permanent garden such as the Zapiola plaza,” he says. He clarifies that the offer is varied, with projects that offer three- and four-room units as well as more boutique ones with one- and two-room proposals.
Regarding the attractions of this area, Mateo García, residential director of Toribio Achával, maintains that the possibility of living in front of a square with open views, in a very quiet neighborhood, makes it extremely tempting for investors or end users of these projects.
He says that the profile of those who move to this area is usually varied, most are families who look for the place for a quiet environment, a neighborhood life , with access to multiple services, green spaces in parks and squares and proximity to schools.

“Zapiola Square in particular is a green space where children can play, which attracts parents who value a safe environment for their children,” he says. He clarifies that there is also a growing number of young people who choose Villa Urquiza for its good connectivity through public transport. He also assures that several real estate projects are being developed around the square that reflect the growing demand .
Nicolás Butler, a partner at Estudio ABS, agrees that the area is generally chosen by young couples who are starting to form a family home with young children. But he adds that it is also preferred by those who have already married all their children and are facing a period of tranquility and are inclined towards a neighbourhood that offers very nice greenery and opportunities in the surrounding area. “There is also very good connectivity due to its proximity to large avenues, public transport and nearby highways,” he explains.

In this context, the residential director of Toribio Achával details that this year there was a significant growth in demand that could reach up to 50% more than the previous year.
He adds that prices are also on the rise and are recovering after years of decline . “There are several apartment buildings under construction that include amenities such as a pool, gym and common areas that are attractive to young professionals and families. There are also developments of single-family homes, especially duplexes,” he says.

Mel says that today, the Plaza Zapiola area is in full expansion and it is no coincidence that the architectural studios that are growing the most in the city are present in the surroundings of the plaza.
“Several projects are being completed in front of the plaza, for example, on Donado Street by Estudio MMCV, both in the middle of the block and on the corner. Estudio ABS is also about to surround the plaza on all blocks with projects in different stages of construction,” Mel warns.
Butler and Sebastián Saal, partners at Estudio ABS, say that they have been working on different projects in the area for four years. “We already have a building delivered and fully occupied and we have five projects in progress . Our offer ranges from one to five room units. When we started, there were practically no construction works, so the different developments generated the image that we see today of new constructions around the perimeter of the plaza,” they explain. As far as prices are concerned, they maintain that the value of a brand new square meter for sale is around US$2,900 to US$3,200 , depending on the location, distribution, floor and project.

“Regarding our projects, Echeverría 4322 was delivered in mid-2024 and, currently, we are developing Donado 2105 with delivery at the end of 2025. Also Mariano Acha 2022 with delivery in December 2026 and we are in the initial stage of demolition of Echeverría 4374/80 and 4386, there are four projects in total underway in the surroundings of the plaza ,” they say. They also assure that they have just started a project at Avenida de los Incas 3956, and that “although it is not within the perimeter of the plaza, it is within the same neighborhood and is located five blocks from the point in question,” they maintain.
Mel explains that there are practically no used buildings around the square , which is why the entire area is being rejuvenated with buildings that are already under construction and finished, along with restaurants that provide atmosphere and charm. As for values, they say that projects are being launched from US$ 2,650/m² and the final price will depend on the type of project, amenities and finishes, but can exceed US$ 3,300/m². “These values will always depend on the surface area of the unit, since a one-bedroom apartment of 50 m² cannot be quoted at the same value per square meter as a two-room apartment in the same building but of 65 m², where the latter does not optimize the value per meter, remaining below the average,” he emphasizes.

He also believes that the DoHo corridor, especially on Donado Street, is the beginning of the gastronomic corridor in the area , but the plaza is the one that will bring together and promote gastronomy, since all the projects facing the plaza are planning one or more premises in their bases. “This will soon be reflected, when the projects that have already been launched or are about to be launched are finished. For example, the ABS studio and Mel Inversiones are launching a double front with premises on Echeverría Street, complementing the project on Acha and Donado, both also with commercial premises ,” he concludes.

On the other hand, on the corner of Mariano Acha and Echeverría, facing the plaza, Acha 2002 was launched, a building with only seven floors, and one and one-bedroom units. The project has studio apartments of 37.50 m², and one-bedroom units of 49.50 m², all with a balcony. In addition, a unique and exclusive studio apartment of 41 m² is offered with a 34 m² terrace with a panoramic view of the plaza.
Currently, units are being sold from the start at US$2,894/m², with apartments at US$115,533. As for the payment method, it consists of a 35% advance payment on the ticket and the balance in 25 installments in pesos adjusted by CAC. Delivery is scheduled for December 2026.
Mel maintains that Villa Urquiza, and in particular the DoHo area, has been developing steadily for about 10 years . However, it still has a high potential for appreciation, making this type of venture ideal for investors seeking capitalization.
