In a world gradually recovering from the effects of the pandemic, companies are facing an unexpected challenge: how to motivate employees to return to the office . Initially, the companies that most pressured their employees to return to the physical corporate universe were Wall Street firms, but in recent months, even large technology companies such as Apple, Google, Meta and others, began to require their employees to They will report to work in person at least three times a week.

In this scenario, modern architecture is redefining the concept of the office to reflect the changing needs of employees and employers in a post-pandemic world. The design of the bar was specifically designed to attract mostly lawyers and notaries.

A concrete example of this paradigm shift is found on the corner of Uruguay and Córdoba, called Tribunales Office. At the top of a double-fronted glass façade, which provides a modern aesthetic in a neighborhood of traditional buildings such as Tribunales, this building named Tribunal Office has a star element: its own skybar with a terrace on the top floor.

Decorated by the architect and designer Claudia Faena (responsible for the work and design of the interiors of the Faena Hotel and the Faena Aleph building in Puerto Madero), the most distinctive feature of this space is its “English club” style design, characterized by the use of elegant decor, dark wood furniture and soft lighting along with classic decorative elements such as leather armchairs.

Its double-fronted glass façade contrasts with the rest of the traditional buildings in the area.

Exclusively available to those who own a unit in the building, the addition of this space to a building designed solely for professional purposes was conceived with the purpose of addressing the challenge of attracting workers back to the physical office. “We sought to do something stately but disruptive, taking into account that a large part of the clients are lawyers and notaries,” comments Nicolás Beli, builder in charge of this 100 m² private skybar.

The 13-story building uses the rooftop concept as an ingenious response to workers' desire for a work environment that is not only productive, but also enjoyable. It is ideal to fulfill the function of an after office in an open-air terrace environment, with views of the domes of the downtown area, an environment that evokes the relaxed luxury of renowned hotels.

The values of office buildings with sky bar​

So much so that the project's offices are rented at a price approximately 20% higher than the average offer in the area, which is around US$15/m² for properties of similar quality. In contrast, in this building there is currently limited availability for rent and values are close to US$18/m².

Flexibility today is a fundamental element. The offices in this project are available in a variety of sizes: from 60 to 400 m², which allows them to adapt to the growth and needs of any company, with prices ranging from US$2,200/m² to US$3,300/m², with expenses. which stand at US$3.5 per square meter. Open floor plans offer a blank canvas to customize the space according to the needs of each tenant.

The few similar offers in the area, although not of the profile of Tribunales Office, are for example the Lex Tower that joins the skybar initiative in a complex of 31 AAA office floors (about 25,000 m² total) on the avenue Corrientes and Paraná.

On its top floor is Olympo, one of the newest skybars in Buenos Aires with a 360° view. From the heights you can see several historical points of the city, such as the Obelisk, the Colón Theater and the Congress. The rent for an office in this building is US$14/m².

As for the sale value, the average of offices published in Zonaprop is around US$1,500/m², most of them used, while in this building it is around US$3,000/m². This difference is mainly due to the almost zero supply of brand-new offices in the neighborhood, since most of them are older and lower quality buildings.

Location and amenities
The Triunales Office project was designed taking into account the needs of the new approach to work: from the flexibility of spaces to the incorporation of cutting-edge technologies. Not only does it add the option of a skybar, it also offers meeting rooms available at any time as part of its amenities. These common spaces are available by prior reservation, for all occupants of the building.

Although these additional benefits are key, its location also plays a vital role in attracting companies looking to enter the corporate real estate market, whether to relocate their offices or to make a strategic financial investment. This is largely due to its location in the middle of an area saturated with centuries-old architecture and outdated buildings such as Courts, where the majority fall into category C.

Furthermore, being located in this submarket and coveted central business district, Tribunales Office appears as a strategic location now that the northern area of the city of Buenos Aires is practically saturated by the high demand for offices. “After the elections, the few searches we had focused on the northern area, generally offices of around 100 square meters near the River Plate stadium,” exemplifies Julián Peña, broker at LJ Ramos. This has prompted companies to explore other locations, even returning to the classic areas but in modern buildings from their exterior to their interior decoration and extra services.

Consequently, opportunities emerge in the downtown area and Retiro, where there is more availability in class B buildings. “The marketing strategy focuses on offering amenities such as conference rooms and sky bars, often included in the expenses, which attracts companies to rent smaller spaces with access to these additional amenities,” Peña mentions.

Clients end up using meeting rooms more than their own offices.

In this context, the question of whether traditional offices will once again have the same appeal as before is valid. However, proposals like these show that the answer could be yes, as long as they focus on well-being, comfort and innovation.

The post-pandemic era requires that workspaces adapt to the new needs of employees, and the skybar at Tribunales Office is a perfect example of how change can be an opportunity to reinvent the work experience.
