The offer and price of rentals in CABA
Used apartments are up nearly 160% since January. The year-on-year increase was 233%. The offer falls again. Offer data and values in CABA for each neighborhood.
Last October the number of used studio to 3-bedroom apartments available for rent, which were published on property search engines, was only 532 units.
The current figure is 14.3% lower than the previous month and represents only a quarter of the figure a year ago, when the number of apartments for rent reached 2,068 units. Thus, the fall in the supply of apartments with similar characteristics was reduced in October of this year compared to the same month in 2022 by -74.27%.
Estimated, based on the number of tenant households in the city that emerges from the census, between 12,000 and 13,000 contracts would expire per month, so although a year ago the supply was already scarce, its current number is practically insignificant to meet that demand and new potential tenants.
During October, those looking to rent or change their current location in Buenos Aires could only find 158 studio apartment options, 262 1-bedroom apartments, 103 2-bedroom apartments, and only 9 3-bedroom apartments, throughout the city's geography.
The data arises from the comparison of the figures with which Reporte Inmobiliario nourishes its bases and that it obtains from applying new data mining technologies to all the offer publications available on the Internet that can be clearly identified as apartments offered for traditional rent. 3 years with prices in pesos.
Added to this resounding drop in supply is an acceleration in the increase in the initial price that reaches, in the general average of apartments of all types, 233% year-on-year.
In October 2023, the average value of the existing offer for a 1-room unit was $187,350 per month, while the average rental value of a 2-room unit reached $248,000.
Prices for two-bedroom apartments offered for rent last October recorded an average value of $311,400, while the few units with 3 bedrooms available reached an average price of $340,000.
It is evident in light of the data that the sanction of the modification to the rental law carried out on October 10, was in principle inefficient to achieve, at least, a minimal improvement in the critical situation of the residential rental market.
