The Parque Las Heras and Palermo area surrounding Paseo Alcorta maintained stable brand-new values for the third consecutive year. 18th annual survey of 27 real estate ventures.In the survey carried out for the eighteenth consecutive year by Real Estate Report in the area surrounding Parque las Heras, which includes part of the neighborhoods of Recoleta and Palermo, an increase in the number of new developments was verified; being the best in the last 11 years in number of meters in execution and number of projects.The studied area is delimited by Avdas Figueroa Alcorta, Pueyrredón, Las Heras and República de la India Street.
In this survey, a total of 27 developments were detected, including those that are in different phases of construction and those that have been recently completed, bringing together an estimated total surface area of 97,341 m2; the total amount being one more development than 12 months ago.The average value per square meter in dollars increased by 0.34%, unlike other areas of the city, one of the few that maintained its values in the last three years. In any case, it is important to highlight that the current average values reverted to values seen in the area about 6-7 years ago, due to the strong and abrupt decline that occurred in 2020.The current value that appears as an average of the cases surveyed is US$4,323/m2, while a year ago an average of US$4,308/m2 was requested.
In the cases of units that are offered with financing, an advance payment of no less than 30-40% in dollar bills is requested, mostly 40% and with subsequent installments in updatable pesos or dollars, depending on the venture.The quotes for garages inside the buildings are between a minimum of US$42,000 and a maximum of US$50,000 for individual spaces, in this case verifying another increase in the floor values compared to a year ago.
