Alittle over a year after the DNU that deregulated the real estate sector and changed the rules of the rental game , following the repeal of the regulations that established three-year contracts with annual adjustments, the listing prices of apartments for rent that were published in January in the city of Buenos Aires registered the lowest year-on-year increase since July 2020 : that is, in the last 12 months the accumulated increase reached 39.7% .
According to the recent survey carried out by Zonaprop , the average published price increased 2.8% in January compared to the previous month and is below the Consumer Price Index of the city: which registered a monthly variation of 3.3% in December 2024 compared to the previous month (the last data collected).
In concrete numbers, a studio apartment of 40 m2 is rented for $474,633 per month; a one-bedroom apartment of 50 m2 is listed for $566,025 ; while a two-bedroom apartment of 70 m2 is listed for $761,505 , on average.
A key fact in this context is to understand the market dynamics in terms of the number of apartments published for rent : since the pandemic, the rental supply has systematically decreased , reaching an all-time low in February 2023. However, it was not until January of last year , after the repeal of the regulations, that the supply in the city increased by 62% compared to the previous month and from that moment on it continued to increase but moderately, reaching almost 200% at the end of 2024 .
This trend, which had been going strong, was reversed this month: according to the report, in January 2025 it fell by 6% compared to the previous month. Despite this, the current volume is 3.1 times higher than that recorded at the historical low.

Furthermore, analysts do not foresee a scenario with neighbourhoods where the supply of apartments is almost non-existent, as occurred in the past when the rental law was in force. “Supply does not rise forever; the market has to find a balance . When the price begins to adjust, there is more turnover, the number of properties that come in is less than those that end up closing contracts, which is good,” says Soledad Balayán, owner of Maure Inmobiliaria. The specialist explains that the peak of supply was reached and now it has begun to fall. “What was needed was to reach a balance in the price.”
A key fact to keep in mind is that, of the total supply of rental properties, 95% corresponds to apartments , which reflects the predominance of this type of property in the city's residential market.
For example, Puerto Madero continues to lead the ranking with the most expensive rentals , with an average of $926,707 for a one bedroom apartment of 50 m² . This is followed by Palermo with $629,241 and Núñez with $626,602 , respectively.
