The Buenos Aires Real Estate Expo stood out for its record attendance and the atmosphere of change in the real estate sector; the presence of President Javier Milei marked a historic milestone, reflecting the hope for a new cycle for urban development.

A few days ago, Buenos Aires hosted the Real Estate Expo and the Congress on Real Estate Development and Investment , events that I lead as an academic. From the start, attendance exceeded my expectations, with an overwhelming audience arriving early in the morning on Wednesday, August 14.
For example, it was mentioned that although there was a significant increase in enquiries about UVA mortgage loans , only a few were finalised. In addition, the negative impact of the increase in construction costs in dollars was pointed out, which is not reflected in prices and affects the profitability of projects and the morale of developers.
The difficulties in approving projects in different jurisdictions were also discussed . In the case of the Nation, the good news of the money laundering was highlighted, although there was anxiety about the regulation due to the approaching deadlines. Fortunately, it has already been regulated.
As the first day progressed, the number of attendees was unusually high. I was informed that we were breaking attendance records at the Buenos Aires Hilton. The presence of political leaders, such as Jorge Macri , who presented his urban development plans, was also notable. I asked him to commit to not extending the suspension ordered by the DNU on the authorization of new works for 180 days and to closely follow the legislative debate on the new Urban Development Code.

The Expo is a meeting point for diverse visions and interests, which enriches it. In addition to Jorge Macri, other politicians, such as the mayor of Neuquén, attended to promote investments in Vaca Muerta, the destination with the greatest potential in the country.
The event reflected an atmosphere of change and transformation, evidenced by several important launches, such as that of Irsa in the former Boca Sports City. This project of almost one million square meters, which had been waiting for 30 years, was presented at the Expo as a sign of renewal.
The positive and collective energy was remarkable. The awards given, such as the Aston Martin tower in Miami, reflect Argentine talent in the competitive real estate market. Also recognized were the towers of Zaha Hadid and Udaondo for their transformative impact on the city; Paseo Gigena for its role in the transformation of Palermo; Criba, Horacio Parga and Jaime Garbarky for their outstanding careers. Banco Hipotecario and Idero received awards for their innovation and contributions to the sector.

The closing of the event, with the presence of President Javier Milei, marked a historic milestone, being the first time that a president attended an Expo and that the event received coverage in national media. The presence of Milei, who repealed the rental law and facilitated the return of mortgage credit, is an honor and a great responsibility. I hope that we rise to the occasion and take advantage of this opportunity to move forward.
