In the heart of the City of Buenos Aires there is a neighborhood that has long been among the most sought after for purchase. This is indicated by the main real estate platforms, such as Zonaprop, which places it third in the number of searches, or Mercado Libre, which places it first in the level of visits. But now another variable is added to the equation, and it is that its southern area, historically coveted, has properties that promise to increase in value because they still maintain prices almost 25% below those of Palermo. The perfect combination of buying “at a good price” in one of the most sought after areas of the city.

This is an area that, historically, has the highest values in the neighborhood and also has the most coveted properties , since Caballito is the only neighborhood in CABA whose southern area has higher values than the northern area of the same neighborhood. Indeed, this area, from Rivadavia Avenue to Directorio Avenue, concentrates the highest-class constructions in the area and attracts high-profile inquiries.

This space is located on the renowned Pedro Goyena Avenue, with elegant buildings and the most desirable plots of land in the neighborhood, and with a gastronomic proposal that has been growing in recent times.

The area from Rivadavia Avenue to Directorio Avenue concentrates the highest category buildings in the area and attracts high-profile inquiries.

The brokers consulted by LA NACION explained that, although it is an area with a wide range of premium projects with a square meter that in some cases reaches US$3,600, there are properties that are an opportunity, since they are located between US$2,500 and US$2,800 per square meter, that is, between 23% and 31% below Palermo (which defends an average of US$3,630 for a brand new square meter). If we add to that the current possibility of acquiring a home with a mortgage loan, the equation becomes more attractive.

“Caballito has a diversity and quality of construction styles that is not found in other areas, which means that a brand new m² starts at US$2,200 and reaches US$3,600 for the most top projects in the area ,” explains Alejandra González, leader of the real estate agency Justevila, who assures that “70% of what is sold in Caballito Sur is premium, although there are properties with a lower price per m².”

In this case, it sells units in a building located on Achával 400, where a two-room apartment on the sixth floor of 56.5 m² total can be purchased for US$141,250, that is, for US$2,500/m². On Donato Álvarez 200 (already Caballito Norte) it is possible to find a three-bedroom apartment on the third floor, of 98 m² for a ticket price of US$338,000, that is, US$2,600/m², also sold on Justevila.

“The m² at US$3100 is the top of the range, but you can also find products for US$2600/US$2800, with amenities and with financing,” says Agustín Walger, director of Lepore Properties, which sells apartments on the corner of José Bonifacio and Curapaligüe, where a one-bedroom apartment on a sixth floor of 53.5 m², sells for a ticket of US$135,500 dollars (US$2532/m²). On Cachimayo 800, a two-bedroom apartment on a fourth floor of 82.5 m² is sold for a ticket of US$199,000, that is, US$2412/m².

Luis D'Odorico, director of the real estate agency of the same name, says that closing prices have increased between 8% and 10% in the last year, and today the square meter starts at US$2,400 and reaches US$3,200 in the best areas, where the buildings have amenities .

He explains that the prices of new listings in Caballito Sur have not varied much in the last year , but “the negotiation margins did drop to 5% or 7% , while last year they were at 10% to 12%, which led to higher closing prices.” In his case, he sells units in Cachimayo and Rivadavia, where a three-bedroom apartment of 98 m² is sold for US$2,700/m², or in Valle and Avenida La Plata, where a four-room apartment of 90 m² can be found for US$2,470/m². He also sells more premium units with a m² of US$3,600, as is the case of a four-room apartment of 160 m² in the building located in Achával and the tree-lined Avenida Pedro Goyena.

Other top projects in the area, which raise the square meter of the place above US$3000, are the case of the Dosplaza towers, marketed by Toribio Achával, where a four-room apartment of 97.5 m², with a garage, is sold for a ticket price of US$370,000, that is, US$3795/m².

The same is true for Azcuy, the developer that builds the most premium developments in the area. Today it has a series of eight buildings - “Lo Donna” - that add up to a total of 81,000 m², located on the main avenues of Caballito Sur; five of them are already finished and are offered for an average m² of between US$3000 and US$3200.

Donna Terra and Fiore are located on Pedro Goyena, Donna Reggia and Donna Magna on Directorio and Acqua on Juan Bautista Alberdi. “The Italian in the names is because the neighborhood is idiosyncratically made up of descendants of immigrants from that country,” says Gerardo Azcuy, founder and general director of the developer Azcuy, which last year presented its first project outside the neighborhood: it landed in Nordelta.

“The reality is that it is a very sought-after area, because it has the possibility of schools, means of transport and a great gastronomic offer,” says Walger, when speaking of the micro-zone in Caballito Sur. González, from the Justevila real estate agency, agrees with Walger and says, referring to Goyena Avenue, the most coveted in the southern part of the neighbourhood: “The gastronomic offer of the last few years has made many people pay attention to this place. There are first-class restaurants that have begun to set up shop and well-known food companies that have already found out how to land.”

Along Pedro Goyena Avenue and its surroundings, there is exponential growth, with a range of establishments that have created a new gastronomic hub in the area. Cucina Paradiso's pastas and Napule's pizzas; Salve's Spanish food; Nucha's, Es Ruiz's and Le Blé's pastries; Próspero Velazco's bakery; Fabric's and Sushi Club's sushi; La Panera Rosa's "palermitano" menu; Burger Couple's trendy hamburgers; and the coffee shops of Adorado, Arena, Café Martínez and Tostado, among others. The circuit is completed by the Bélgica brewery and some classics of the neighborhood such as Morelia and Almacén de Pizzas. There is no shortage of Rapanui's chocolates or Lucciano's ice creams.



“This is an area that people from the southwest of Buenos Aires are looking for a lot, it is an aspiration for them to live there,” says Eduardo Bagnato, director of developments at Toribio Achával, and highlights the connectivity of the area. Indeed, Caballito, located in the geographic center of CABA, has a wide range of means of transport, making it one of the best connected places in the City : it has two subway lines (A and E), the Sarmiento train and numerous bus lines.

It is a safe area and people from Greater Buenos Aires who want something like this have to go far to Palermo. Caballito is a reasonably accessible place, which has a supply of horizontal property, with large units, with many rooms, which has made the neighborhood one of the most sought-after places,” concludes Azcuy.
