Bounded by Luis María Campos, Olleros, del Libertador and Jorge Newbery avenues, Las Cañitas is reinventing itself in accordance with the times , when “people are looking for tranquility and quality products and services.” This is highlighted in a recent report carried out by LJ Ramos , a firm that surveyed the area quantitatively and qualitatively, arriving at different conclusions.

First, always, the numbers. LJ Ramos accurately estimates the number of premises in the area at 234, which, they report, have a vacancy rate of 2.6%. As for price, the monthly rental value per square meter averages US$25.4.

“Next in importance, we find a varied set of businesses that complement the daily life of the residents, including computer stores, hairdressers and bookstores, which provide a diverse and accessible offering,” says the analyst, in relation to the range of businesses that can also be found in the area, very much in tune with the profile of the resident.
Soledad Balayan , from Maure Properties, talks about the businesses in Cañitas as a “local player”. “ As in many other neighbourhoods, the coffee phenomenon is taking place here, with shops focused on this sector ”, says the broker, who has a long-standing presence in the area, highlighting that these are small stores but not coffee shops.

“In the future, this trend is projected to continue , with an increase in the value of the most modern and accessible premises. Adjustments to operating costs, such as electricity and gas, will continue to be determining factors for the profitability of businesses in Las Cañitas,” adds Carolina Wundes , Research & Data Analytics manager of the same real estate company.

That happened exactly in the area that Gonzalo Painceira, broker for Toribio Achaval, defines as the “historic” area of Las Cañitas. “It is the sector delimited between Boulevard Chenaut and Dorrego, with the center on Báez Street, where there is a gastronomic center , which has had its ups and downs, with periods of splendor and others of decline, but which is now consolidated,” he describes.
