The average price per m2 in CABA increased in used apartments during January. Values by neighborhood for apartments from 1 to 4 rooms as of January 2024
Last January Real Estate Report integrated into its database the information of a total of 24,940 reliable data on used apartments offered for sale in the city of Buenos Aires with between 1 and 4 rooms.

In all cases, the average value was appreciated in relation to the month of December 2023.

On the other hand, in relation to January 2023, the average price for the first month of the current year was higher, except in the case of the 3 environments where it shows a slight reduction of 1.66% year-on-year.

In January 2024, the smallest units are those with the highest value per unit of measurement (U$S/m2), this price being reduced as the number of rooms grows. Thus, the m2 of a studio apartment was located at U$$/m2 2028 while the one, two and three bedroom units respectively quoted an average of U$S 1,876, U$S 1,719 and U$S 1,679 per m2.

The value per m2 recorded in January was thus higher by 1.71%; 3.19%; 1.84% and 7.35% compared to December, respectively for 1 used apartments; 2; 3 and 4 rooms.

The only year-on-year percentage drop between January 2024 and the same month last year occurred in 2-bedroom units, which experienced a year-on-year drop of 1.66%, while the average price per m2 of 1-bedroom units; 2 and 4 environments increased by 2.48%; 0.59% and 1.76% respectively.

In the city of Buenos Aires, the average offer value of a used studio apartment was US$65,000 last October. At the upper end, in terms of housing prices and amenities, a four-bedroom house cost an average of US$145,000; while US$75,000 and US$110,000 were the average quotes for one- and two-bedroom apartments.

The average, minimum and maximum value, both of a unit and of the m2, can be seen in the tables below along with the number of cases registered as reliable, in terms of the consistency of their information, for statistical purposes.
