With less than a year to go since the repeal of the Rental Law, the Buenos Aires real estate market is showing a sustained recovery in the supply of one-bedroom apartments, although with significant differences depending on location. Average prices remain high in the most sought-after neighborhoods, but there is very little for less than $300,000 per month, although in some areas there are slight decreases in the initial contract values.
This trend is a response to lower inflationary inertia and the reintroduction of mortgage loans, which encouraged hundreds of families to look for purchasing options instead of renting.
Neighborhoods such as Puerto Madero, Palermo, Núñez and Belgrano lead the ranking of highest prices, with values exceeding $500,000 on average for a two-room apartment.
The youngest neighborhood in Buenos Aires makes a difference by positioning itself at the top of the market with prices exceeding $750,000 per month. Other areas such as Recoleta and Villa Devoto also show significant inter-monthly increases, standing out for their high demand and stability as residential options.
Gustavo Lo Valvo , a real estate expert, told Infobae that Puerto Madero “continues to be the absolute leader, with prices that can easily exceed USD 1,000 per month. Palermo, for its part, is consolidating itself as one of the most sought-after areas due to its strategic location and its cultural and gastronomic offering, which significantly increases prices.”
Demand for this type of unit remains high, especially among young professionals and couples looking for functional and well-connected properties.
“The two-room segment is the most dynamic in the market because it combines comfort with relatively competitive prices, in addition to adjusting to the needs of those who have just become independent or prefer to live close to their workplace,” said Lo Valvo.
These apartments have a high turnover in central and easily accessible neighborhoods, such as Almagro, Caballito and Villa Crespo, which remain among the most sought-after areas to rent in addition to the areas in the north of Buenos Aires.
“Areas such as Balvanera, Agronomía or La Boca experienced falls in the initial values of contracts due to the greater availability of two-room properties. Lucángeli added: “These adjustments are explained by lower inflationary pressure and greater availability of units, in addition to the impact of mortgage loans that encouraged potential tenants to lean towards buying. Demand for buying has increased rather than renting since mid-year.”
