These are the most expensive neighborhoods in Latin America: The winner is a “bubble” layout from Argentina​

Puerto Madero, the youngest Buenos Aires neighborhood, remains the most expensive on the continent

Puerto Madero, the youngest neighborhood in the city of Buenos Aires, tops the ranking of the most sought-after neighborhoods in Latin America: buying a 3 or 4-room apartment in this modern Buenos Aires layout costs USD 5,485 per square meter on average.

The report that shows that Puerto Madero maintained its privileged position in prices for more than a decade, was carried out by Properati, Lamudi and Trovit, all portals with a presence on the American continent, which calculated the average values per m2 of homes for sale in 26 upper class neighborhoods from 13 countries to obtain the final ranking.

“The most expensive layout is an area with planning that stands out for its luxurious residential towers. New projects and units for sale in this area enjoy significant capital gains due to the urban environment in which they are located. In short, Puerto Madero is a real estate bubble within the city of Buenos Aires,” Ricardo Meneses , from Lifull Connect for Latin America, told Infobae.

Although Puerto Madero was not exempt from the drop in housing prices experienced in the Argentine real estate market, due to current economic and political factors, it managed to maintain its leadership position on the continent. After Puerto Madero are the Del Valle neighborhoods, in Monterrey, Mexico, which registers an average price of USD 4,071 per m2.

The third most expensive area in Latin America is located in Rio de Janeiro, Brazil: Ipanema reaches an average value of USD 4,008 per m2.

Meneses explained that “Del Valle is a neighborhood in the municipality of San Pedro Garza García, which is part of the metropolitan area of Monterrey, Mexico. This area stands out for its importance as a commercial, financial and residential center. In addition, it is located near Santa Catarina, where the construction of the new Tesla factory is planned.”

On the other hand, Ipanema is known for its outstanding reputation in the local and regional real estate market. This neighborhood of Rio de Janeiro enjoys luxury and added value thanks to its privileged location next to the beaches of the Rio city.

The report also analyzed the price variation between the 2022 and 2023 rankings.

Three upper-class Colombian neighborhoods stand out for their growth. The exclusive neighborhoods of Montevideo, Monterrey, Arequipa (Peru) and Guayaquil (Ecuador) present variations between 11% and 23 percent.
