To be successful, it is advisable to get good advice and take extreme precautions when moving. Whether everything turns out successful depends on several aspects and the available budget (Photo: Freepik)

Moving in the Autonomous City of Buenos Aires (CABA) and Greater Buenos Aires (GBA) costs 200% compared to a year ago. The decision to do so involves a significant financial effort and includes several challenges for those looking to adjust their living space and budget, up or down.

Professionals in this activity closely linked to the real estate market offer valuable advice to ensure the success of a move. Among them, they highlight the importance of evaluating different budgets and, mainly, hiring a trustworthy company, if possible recommended by someone who has already used their services. Once the company has been selected, it is advisable to order boxes in advance and plan the packaging of furniture, appliances and other objects.

Organization plays a crucial role, from numbering and labeling boxes to quickly identifying essential items to use immediately in the new home.

On the rise

Apart from the year-on-year increase of up to 200%, between December 2023 and January 2024 the cost of moving increased between 25 and 30 percent.

Good packaging allows you to protect furniture and objects that are transported well.

Cristian Castro , from the Castro y Regini company, told Infobae that costs increased sharply due to the economic situation. “However,” he noted, “the demand for moving services did not decrease; We continue making transfers. The periods of greatest activity usually range from the 25th to the 5th or 6th of the following month, coinciding with the end of rental contracts and the change of residence of individuals or families. Although there is activity throughout the month, those days are the most dynamic.”

In most cases, moving involves a major change and requires careful thought about the objects that will not be moved to the new home.

Once the date for moving has been established, whether to a purchased or rented home, it is crucial to request two or three estimates. It is advisable to carry smaller items separately or personally pack items with emotional value, such as family paintings or photographs, leaving the rest in the hands of the selected company.

Those objects of great value, for security reasons, could be moved to another home, either of a family member or friend, a day before and complete the move at a later date.

“We supply our customers with wicker baskets and cardboard boxes; However, we always recommend that high-value items (watches, jewelry or other objects) be stored with special attention. If we also have to move them, we urge you to inform us in detail about what aspects we must take into account to prevent problems or theft,” Castro warned.

Moving companies seek to offer budget estimates for planning, but it is more advisable to make the quote at the home. This way, you can accurately evaluate which furniture, appliances and objects should be moved.

Currently, it is estimated that a standard move for a 3-room apartment can cost around $600,000 in CABA.

Jorgelina García , from the Verga Hermanos company, said: “Although there is no difference within a range of 30 kilometers, each job is analyzed considering its particularities. Moving a house on the ground floor is not the same as one that involves, for example, lifting furniture from the outside.”

If it is a more expensive operation or involves moving from a three-room apartment in CABA to a private neighborhood in Tigre or Escobar, the turnkey cost will start at $900,000, even if it is a move within a neighborhood or one urbanization to another. In this service (for all cases), disposable boxes are provided, and the baskets are left available for up to 96 hours. They are later collected once the move was completed and the family had time to organize their objects and artifacts in the new home.

Key on hand

Castro commented: “We observe that people are looking for a turnkey service; It is no longer satisfied with the transfer and unloading. In our case we always assemble beds and furniture in the bedroom and living room when moving someone in, now they request that we assemble all the rooms. Especially those under 50 want that, once the move is completed, they only have to enter their new home without doing many additional tasks.”

Generally, the driver of the vehicle must remain inside in case it is parked on an avenue or street and must be moved due to a particular situation.

There are companies that provide wardrobes to hang clothes. They also use their own furniture storage for those who cannot move directly and even used auctions are held for those clients who change their furniture.

“We recently launched an automatic auction, which is a type of online auction that allows bids to be made without having to be present at the time,” García said.

Main tips

  • When approaching dinnerware packaging, it is essential to carefully distribute the weights in each box.
  • The main recommendation is to pack from the heaviest to the lightest, wrapping each plate, cup or glass and placing paper before placing them in the box, thus avoiding direct contact with hard surfaces.
  • The packaging of furniture or bulky objects, such as televisions, paintings or mirrors, is carried out by staff, using necessary materials.

García pointed out: “To protect the furniture, we use anti-tear blankets, while those with fabric, such as mattresses or armchairs, are wrapped with stretch film to prevent them from getting dirty.”

Once the move is completed, it is recommended to assemble the new house starting with the essentials. Decorative elements such as vases can wait. Items such as sheets and bathroom items are necessary the first night. The aim is to highlight the boxes so that these elements are within reach of the customer, avoiding searching after a day that is usually exhausting.

Schedules

Regarding the permitted hours, in consortiums of buildings and towers, moves are usually authorized between 8 a.m. and 5 p.m. from Monday to Friday, and on Saturdays in CABA.

“In private neighborhoods, they are only allowed from Monday to Friday, since the boards of directors argue that on the weekend there is greater movement of people, making it difficult for trucks or transport to enter,” Castro commented.

In private neighborhoods, moves are only allowed from Monday to Friday.

In a move from a three-room apartment, between 4 and 5 people usually work, while in a two-room apartment, between 3 and 4. The driver of the vehicle must remain in it, as they often need to move due to problematic locations or high traffic areas.

Unrest

An issue that often generates conflict is the use of the elevator, especially if there is only one in the building, as well as dents and dents in the bearings and the entrance hall when moving furniture and appliances. Other aspects of discord tend to be the noise and the state of dirt in which the common spaces are left.

David Loisi , president of the Horizontal Property Consortium League Foundation, highlighted that to minimize damage, it is suggested that the building manager supervise the common spaces during the move and remain in the entrance hall. “Those who move should notify in advance of the day and time of the operation,” Loisi said.

Moment of unpacking and assembly of environments

In general, internal or coexistence regulations usually indicate days and times to carry them out. Several consortia, in an assembly and within the Horizontal Property Regulations, chose to establish in writing “Coexistence Codes” or “Internal Regulations”.

“These documents specify schedules, procedures for particular situations, and sanctions for those who do not comply. Those who move are always recommended to review the corresponding Regulations,” said Loisi.

The owners' assembly is the only one that can impose rules of coexistence and possible sanctions for non-compliance, since it is not the power of the administration (unless this is expressly established by the Co-ownership and Administration Regulations).

“If the person making the move is a tenant, they must request this information from the owner, and if it is a new owner, they must request it from the consortium administrator,” Loisi concluded.
