Although this is a very exclusive segment, enquiries have increased and interest in living in the most luxurious buildings in CABA is growing. This market is especially attractive for those who prefer not to live in towers or buildings with more than three floors.

In the dynamic city of Buenos Aires, where 80% of residents live in high-rise buildings, a select group opts for a different lifestyle, favoring exclusive properties of one to three floors.
Currently, there are around 6,000 homes for sale in CABA and at this time of year luxury properties capture the attention of local and foreign buyers.
This ultra-premium market, characterized by homes priced above USD 2,000,000, attracts a clientele with sufficient financial capacity to demand exclusivity and privacy. As of last July, several high-end properties had been sold, part of the recovery of the real estate sector, which in seven months sold some 25,000 units, the best record since 2018.
Among the options there are real gems such as a mansion in Bajo Belgrano valued at USD 4,000,0000 that is within the Forum Alcorta complex, characterized by its glass and concrete towers over 80 meters high.
In one of the most select real estate developments in CABA there are also houses for sale
“The house in question offers all the comforts and privacy of a single-family home, but with the added amenities and security of the complex. Distributed over three levels, it has a private garage, pool, barbecue and quincho, as well as an internal elevator that facilitates access to each of its floors,” Martín Pinus , of Martín Pinus Real Estate, told Infobae.
The inclusion of amenities such as a private pool, solarium and grill on the top floor significantly influences the purchasing decision of potential buyers.
Pinus added: “The property in Belgrano is also distinguished by the use of high-quality materials, such as Carrara marble in the bathrooms and ultra-resistant quartz in the kitchen. These construction details not only provide maximum comfort, but also project a standard of luxury that impacts those who visit the home.”
Among the most select proposals there are houses of style
“These residences stand out not only for their imposing architecture, which often features classic European layouts and avant-garde designs, but also for their extensive renovations that incorporate modern amenities without sacrificing their historic charm,” said Veronica Puñed , of People in the City.
Those located in these areas are truly spacious, typically with multiple floors and more than three bedrooms, complemented by extensive parks and swimming pools.
Puñed added: “Not only designed for private living, these properties also feature generous social areas, ideal for entertaining and events. Interestingly, some were even used as embassy headquarters, adding a touch of distinction and exclusivity to their already impressive track record.”
They are usually properties of more than 300 m2 and great connection with the outside.
On Villanueva 1300 there is a house that costs around USD 8,000,000 and has 2,000 m2 between covered and uncovered, with 9 rooms and a garage for 6 cars.
“It is ideal for a family seeking luxury and spaciousness. Its privileged location and magnificent design also make it an ideal option to function as an embassy or corporate headquarters for a prestigious brand, satisfying the needs of an exclusive clientele,” added Puñed.
Also in the area near Solar de la Abadía, in Palermo, and near Belgrano, there are passages such as Malaysia that offer ultra-luxurious homes that cost more than USD 2,000,000 with more than 4 rooms and areas well connected to the exterior and pool.
Pasaje Malaysia, next to Las Cañitas, between Palermo and Belgrano, offers several super luxurious houses for sale
“Upon entering these homes, whether new or remodeled, one enters a private space bordered by a garden. The main door leads to an impressive double-height entrance hall. On the ground floor there is an en-suite guest bedroom, and the first floor features an open space that combines living, dining and a modern kitchen. White predominates in the kitchens, complemented by stainless steel appliances, quartz countertops and imported taps, under large windows that provide light and a contemporary style,” said Pinus.
Master bathrooms typically feature a large bathtub or Jacuzzi, fixtures, and suspended double-basin sinks.
Kitchens with islands, plenty of storage space and ultra-resistant quartz countertops are part of the design of these rooms in highly sought-after homes.
Nicolás Arana Parera , from Arana Parera Properties, described modern and super premium market homes as monuments to design and creativity, highlighting the fusion of elements such as water, fireplaces, voluminous spaces, decks if there is a pool, triple height and glass floors.
“Some of the properties for sale in Palermo, Belgrano, Núñez and even Villa Devoto are characterized by their interiors with planked wood floors, porcelain tiles, marble and light-colored coverings. These elements not only blend harmoniously into the dining and living areas, but also contribute to a feeling of greater spaciousness in the rooms,” added Arana Parera.
These luxury residences often include playrooms, barbecue grills, and spaces dedicated to work or study, and in the most exclusive cases, even microcinemas.
Some houses have swimming pools that have covered and uncovered parts.
Currently, the value per square meter of ultra-luxury homes exceeds USD 3,000 in most cases. Recoleta, on the other hand, is another highly sought-after neighborhood that, although its value has depreciated, continues to be a focus of attention for select demand.
Pinus commented: “For high-net-worth buyers, privacy is an essential intangible asset. Amenities located on the top floor generally not only add exclusivity to the home, but also allow for social or family gatherings and events without interference.”
Although in CABA the height gains, there are still hundreds of houses for sale with a patio or garden that tempt demand
Location stands out as the most important factor in the purchase decision. Convenience, safety and construction quality are also essential aspects that are highly valued by buyers.
“Families with older children tend to look for units that offer modern and functional spaces. Added to this is the inclination towards open-concept interior design, where the kitchen takes centre stage,” concluded Arana Parera.

More than five hundred
There are just over 500 high-end properties on the portals and they are no longer showing falling prices. Valuations, as in the rest of the market, have stabilized. Furthermore, due to the services they offer, these properties tempt foreigners who, for 40% less than what they cost in places in Europe or the United States, can find options of comparable quality. In short, the combination of a privileged location, advanced technology, design and amenities explains why these properties are so tempting to investors with strong purchasing power, both local and foreign.Among the options there are real gems such as a mansion in Bajo Belgrano valued at USD 4,000,0000 that is within the Forum Alcorta complex, characterized by its glass and concrete towers over 80 meters high.

Styles
Among the oldest styles are French, English (Tudor) and Italianate. However, there are also more modern and minimalist options, which have been equipped with smart technology to adapt to the modern and demanding life preferred by younger people.“Upon entering these homes, whether new or remodeled, one enters a private space bordered by a garden.
