In September 2023, constructing a building of just over 1,000 total m2 in horizontal property with 8 floors, yields an initial budget that reached, at the beginning of the month, almost 400 million pesos.Despite the sharp increase in costs in pesos that exceeded 18%, the dollar rose more compared to the previous month and caused it, measured in dollars, to reduce by 9.46%, taking as a reference the blue parity existing on the first business day of the month of September.Thus, taking the price of the parallel market of the US currency, the total cost was in the order of 545 thousand dollars and the cost per salable m2 was below 700 US$. (US$690.23)The average cost in dollars of the last three years (September 2020-September 2023) was 651 U$S/m2, 19.4% lower than the three previous years (August 2017 - August 2020) when it averaged 808 U$S/m2. In relation to the initial month of the last three-year period (September 2020), the current cost increased 41.6%, going from US$487/m2 to US$690 in September 2023, although the period in which the construction was closed should be taken into consideration. and then limited by confinement in 2020 and during which the sharp drop in the cost due to devaluation could not be effectively transferred to the works
