Values by neighborhood for 1 to 4-room apartments in May 2024Last June, Reporte Inmobiliario integrated into its database information from a total of 23,323 reliable data on used apartments offered for sale in the city of Buenos Aires with between one and four rooms .
Compared to June 2023, the average price per m2 for the sixth month of the current year was lower only in the case of three-bedroom units, where a decrease of 1.18% was recorded. On the other hand, smaller one-room apartments experienced a year-on-year increase in their average price of 6.87. The average m2 of 1- and 2-bedroom units also showed an increase compared to the same month last year of 0.99% and 2.19% respectively.
In June 2024, the smallest units are those with the highest value per unit of measurement (US$/m2), with this price decreasing as the number of rooms increases. Thus, the m2 of a studio apartment was US$2,084/m2, while the one-, two- and three-bedroom units were quoted respectively at an average of US$1,845, US$1,729 and US$1,597 per m2.
In the city of Buenos Aires, the average asking price for a used studio apartment last June was US$69,800. At the higher end, in terms of prices and amenities, a four-room apartment was listed for US$140,000 on average, while US$78,000 and US$110,000 were the average prices for one- and two-bedroom apartments.
